**Location**: Kolkata
**What this job involves**: All fit out activities related operations and their monitoring and tracking will be in your purview. You’ll also help the manager in ensuring project success by preparing the environment, making it safe and efficient to operate in a luxury residential building.

You’ll also carry out routine checks and patrolling rounds on all inside unit area services to guarantee that fit out operations timing matches the approved schedule and fitment conditions are acceptable. Also, part of your responsibilities is to stay on top of deadlines in verifying and settling monitoring and/ or tracking of the fit outs.

**You would be managing the following**:
Ensure fit-out formalities are complete and cleared from admin / security.
Check for approved utility provisions.
Ensure Drawing submission and approval for fit out work.
Maintain records of all relevant documentation.
Make sure all instruction / guidelines are being followed.
Provide necessary permits (Night work, hot work permit, height work permit).
Coordinate with fit out security warden for security surveillance at all fit out units.
Maintain contact details and liaise with fit out POC for any day-to-day requirement.
Keep an effective control on working progress.
Ensure all safety requirements are being followed.
Consult architect engineer / Client post sales for any minor execution issues.
Ensure that all fit out work meets design control specifications / regulations.
Ensure fit out-tracking report is maintained and shared as per protocol.
Liaise with team/ Client post sales for any change in the layout at the site. Like AHU position, Sprinkler layout etc. and ensure accordance of proper approvals prior to allowing any such work.
Escalate perceived and actual challenges promptly.
Guide Labours / Contractors as and when required
Discuss with Management regarding major problems and recommend corrective actions.
Implement safety procedures / accident prevention.
Manage of data and documentation relevant to fit out operation and prepare reports as and when required.
Perform all work as assigned by the Manager as deemed necessary to maintain and operate the at an optimum level.
Oversees all works of masonry like Repairs, maintains and alters buildings, retaining walls and other brick or stone edifices.
Oversee mixes mortar; lays bricks and stones and/or concrete sidewalks; makes and repairs steps.
Oversee patches and/or replaces brick or stonework chimneys.
Oversee installation and repairs tile floors and/or walls.
Read blueprints.
Oversee plastering of ceilings and/or walls.
Oversee repair and maintenance of stain-grade trim work, hang doors, drill and set door hardware, set windows, layout for stairs and common rafters, utilize appropriate math skills.
Coordinating with contractors and owners/ tenants/ fit out contractors/ labours.
Assessing of the building operations and working towards mitigation of highlighted inherent risks.
Conducting regular inspections of fit out operating units.
Coordinate and maintain the as-built drawing and transition document library.
Facilitate the services under the Slogan “No Safety No Work”. Additionally, this role requires a thorough understanding of all safety and environmental concerns as they relate to the equipment and the overall plant arena.
Also, part of your responsibilities is to stay on top of deadlines in verifying and settling repairs and/ or breakdowns of utilities.
Building smooth relationships with people will help you succeed in this role, so it will be good for you if you’re a go-getter with a warm and positive attitude. It also shouldn’t be hard for you to stay calm in the face of crises at work, especially in dealing with customers.
