**Middle level Executive - Fund Reconciliation & Internal Audit (Real Estate)**

**Position Overview**:
This position requires strong accounting and finance knowledge, prior experience in real estate fund flow, and the ability to manage multiple banking relationships.

**Key Responsibilities**:
**Fund Reconciliation**:

- End-to-end reconciliation of funds received from the sale of real estate units
- Track advances, milestone-based payments, and final settlements from customers
- Match collections against booking records and update CRM systems
- Identify and resolve discrepancies in payment tracking and ledger postings
- Generate daily, weekly, and monthly reconciliation and MIS reports for management
- Coordinate with sales, legal, CRM, and treasury teams for real-time payment tracking

**Cash Flow & Reporting**:

- Assist CFO in project-wise cash flow planning and fund allocation strategy
- Ensure customer funds are appropriately recorded and utilized as per project requirements
- Prepare bank reconciliation statements and monthly fund position reports
- Support statutory, internal, and RERA audits with relevant documents and ledgers

**Internal Audit**
- Recording, reviewing, and interpreting data to determine the effectiveness and to locate the deficiencies of operations.
- Visit sites and review - Receipts and Stores Transactions
- Researching discrepancies, operational problems, or other issues.
- Examining records, reports, receipts, or other documents and comparing them to company assets and liabilities.
- Bringing company strengths and weaknesses to the attention of management and providing advice as they develop responses or fixes for these issues.
- Generating reports and presenting findings to management or other interested parties.
- Handling additional duties and special projects to ensure the business is operating efficiently and in compliance with all current regulations.

**Compliance & Control**:

- Ensure adherence to RERA, GST, TDS, and other regulatory compliances
- Maintain accurate documentation for financial reporting and audit purposes
- Participate in internal control improvements and automation initiatives
- Required Qualifications & Experience:

- Bachelor's or Master's degree in Commerce, Finance, or Accounting
- 8 to 12 years of experience in finance/accounts in the real estate industry
- Strong expertise in fund reconciliation, cash flow, and bank coordination
- Hands-on experience with Accounting systems - Tally
- Excellent command over MS Excel (VLOOKUP, pivot tables, dashboards)
- Knowledge of RERA norms and escrow account operations is a must
- Familiarity with home loan processes and project finance structures

**Preferred Skills & Attributes**:

- CA Inter, ICMA Inter, MBA (Finance), or any equivalent finance certification preferred
- Strong communication and negotiation skills for banking interaction
- Proactive, deadline-oriented, and capable of working independently
- Ability to coordinate cross-functionally across departments and external stakeholders
- High level of integrity and attention to detail
