**Roles and Responsibilities**
Responsible for assisting Sales Managers & Franchise Partners in scouting for suitable locations for the company setups. The role will also involve conducting Area Research on the population demographics, standard of living cost & purchasing parity of the neighbourhood.- # Market Mapping and finding new avenues for retail expansions in assigned cities.- # Location & Catchment Analysis of New Store Locations & Negotiating, acquiring and finalizing new properties.- # To identify suitable properties and build a funnel for property options in geographies that the company wishes to expand.- # Network, Build and maintain social presence in allotted geographies by performing research on current trends and local activities that maybe leveraged to own or acquire properties at best deals.- # Establish strong network & cultivate relationships with brokers, consultants for sourcing Grade A property.- # Create & oversee regional property deal pipeline to ensure the company meets its Franchise expansion goal.- # Handling the due diligence and legalities of all the transactions. Review of Letter of Intent & agreements. Coordination’s with legal departments for all the approval.- # Updating Managers & Sr. Sales Heads about the Property funnel created at timely intervals.- # Utilize market intelligence & marketplace analysis to make property recommendations to partners.- # Possess knowledge of current commercial real estate market conditions for micro markets in which properties are located.- # Coordinate with the legal team for due diligence, seeking internal approvals, co-ordination for security deposits, assisting in the process of agreement/registration & property handover for project execution.- # To track, monitor & review new centre Pre-launch fit out & civil work as per ambience manual.- # Work closely with Design team on Design, Internal and External Branding, Company design conceptualization, branding guidelines.- # Provide inputs and execute the lease agreement and termination process, re-negotiation of contracts.- # Vendor Management
