The Land Acquisition Manager will lead and oversee all land acquisition activities, ensuring compliance with legal requirements and alignment with the organization's strategic goals. The role demands expertise in identifying suitable land parcels, conducting due diligence, negotiating with stakeholders, and handling registration and documentation processes.

Key Responsibilities

1. Land Identification and Analysis

  • Identify and evaluate land parcels for acquisition, considering market trends, legal compliance, and project requirements.
  • Assess the suitability of land based on zoning, legal status, and potential for development.
  • Conduct feasibility studies, including environmental and geographical evaluations.

2. Negotiation and Stakeholder Management

  • Engage with landowners, brokers, government bodies, and other stakeholders to negotiate acquisition terms.
  • Build and maintain relationships with property owners and intermediaries.
  • Ensure transparent and ethical dealings throughout the negotiation process.

3. Legal and Documentation

  • Coordinate with legal teams for title verification, due diligence, and scrutiny of land documents.
  • Handle processes for land use conversion, title transfer, and registration.
  • Draft and finalize MOUs, agreements, and deeds in collaboration with legal advisors.
  • Resolve disputes related to land transactions.

4. Project Coordination

  • Work closely with project, legal, and finance teams to align land acquisition activities with project timelines and budgets.
  • Provide regular updates to senior management on land acquisition progress and challenges.
  • Ensure compliance with local, state, and national regulations governing land acquisition.

5. Market Research and Reporting

  • Conduct market research to identify trends and opportunities in land acquisition.
  • Prepare detailed reports and presentations on potential acquisitions, including financial and legal implications.

Required Skills and Qualifications

  • Educational Background : Bachelor’s degree in Real Estate, Business Administration, Law, or a related field. Master’s degree preferred.
  • Experience : 5-10 years in land acquisition, real estate development, or property management.
  • Technical Skills :
  • Strong understanding of land laws, property registrations, and legal documentation.
  • Proficiency in MS Office; knowledge of GIS tools is a plus.
  • Soft Skills :
  • Excellent negotiation and communication skills.
  • Strong analytical and decision-making abilities.
  • Ability to work under pressure and meet deadlines.
