Job Overview:
We are seeking a dynamic and experienced Senior Manager - Residential Real Estate to join a leading real estate company in Bangalore. The ideal candidate will have extensive experience in managing villa and apartment layouts, overseeing land acquisitions, and leading multiple teams to ensure the successful execution of residential projects. This role requires a professional who has a deep understanding of the Bangalore real estate market, a track record of handling large-scale projects, and the ability to coordinate with various internal and external stakeholders.
Key Responsibilities:
- Land Acquisitions:
- Lead the land acquisition process.
- Collaborate with real estate agents and field executives to identify and secure land for development.
- Manage land banking activities to support future projects.
- Team Leadership:
- Oversee and manage the legal and documentation team.
- Engage with Deputy Commissioners and other officials to ensure land is free of encumbrances and clear for development.
- Project Viability:
- Coordinate with the civil engineering team to evaluate project feasibility.
- Determine optimal layouts for villas and apartments based on project requirements (e.g., assessing how many units fit within a 1-acre plot).
- Financial Oversight:
- Work closely with the accounts and finance team to assess the financial viability and funding requirements of projects.
- Ensure budgets are adhered to and financial goals are met.
- Government Liaison:
- Interact with the government liaison team to secure necessary approvals for land conversions and related permits.
- Manage RERA and other regulatory approvals for project compliance.
- Marketing & Sales Coordination:
- Collaborate with the marketing and sales teams to develop effective strategies for project promotion and sales.
- Ensure alignment of marketing plans with overall business goals.
- Vendor & Contractor Management:
- Oversee contracts with external vendors and contractors.
- Ensure high standards of quality and timely delivery by closely monitoring vendor performance.
- Maintenance Oversight:
- Work with the maintenance team to ensure completed projects are properly managed and maintained.
- Address any post-construction issues that may arise.
Qualifications:
- Proven experience in managing residential real estate projects, particularly in the Bangalore market.
- Hands-on experience with land acquisitions and working with government agencies for approvals.
- Strong background in villa and apartment layout planning.
- Solid understanding of project feasibility from a civil engineering perspective.
- Expertise in managing cross-functional teams, including legal, finance, sales, and construction.
- Excellent communication and negotiation skills.
- Ability to work with contractors, vendors, and external stakeholders effectively.
- A degree in real estate, business, civil engineering, or a related field is preferred.
Preferred Skills:
- Familiarity with local real estate laws, regulations, and market trends.
- Strong project management skills with an ability to handle multiple tasks simultaneously.
- Leadership skills to manage a diverse team and drive projects to completion.
- Proficiency in real estate software and tools.
