Land Acquisition Specialist Opportunity

We are seeking a seasoned Land Acquisition Manager to join our team. The successful candidate will be responsible for identifying, evaluating, and securing land parcels for residential and commercial developments in Greater Bangalore.

This role plays a critical part in building our project pipeline and driving business growth.

  • Market Research & Land Identification: Conduct thorough research of the Bangalore market, build relationships with landowners, brokers, and government officials, and identify potential land acquisition opportunities based on zoning regulations, connectivity, and other factors.
  • Deal Structuring & Negotiation: Negotiate purchase agreements, negotiate favorable terms, and ensure alignment with company goals.
  • Legal & Regulatory Due Diligence: Coordinate title clearance, encumbrance checks, and manage approvals from relevant authorities.
  • Financial & Feasibility Analysis: Prepare detailed financial analyses, including ROI/IRR/payback models, and present acquisition proposals to management.
  • Stakeholder Management: Develop and maintain strong relationships with key stakeholders, including landowners, brokers, and government officials.
  • Reporting & Pipeline Management: Maintain a comprehensive land pipeline tracker, provide regular reports to senior management, and track competitor acquisitions and market trends.

Candidate Requirements:

Education: Graduate degree in any field; MBA or BE Civil preferred.

Experience: 8-15 years of experience in land acquisition for residential and commercial developments in Bangalore.

Skills:

• Strong networking and negotiation skills.

• Ability to analyze complex data and prepare detailed financial analyses.

• Knowledge of RERA, FAR, TDR, BMRDA/BDA approvals.

• Excellent communication and stakeholder management skills.

• Ability to work independently and as part of a team.
