Principal Land Consultant Job Description

The role of a Principal Land Consultant is to research and deliver detailed land ownership information to clients. This involves searching databases, researching land registry records, and examining Ordnance Survey maps.

You will work as part of a team assisting the Referencing Manager in liaising with landowners affected by development and delivering necessary information for notification, access, and compensation.

This role would suit someone wanting to develop skills in the Land sector, gaining experience across significant infrastructure projects in energy and road sectors and consent regimes including Vesting Order, Compulsory Purchase Order (CPO), and Strategic Infrastructure Development planning applications.

Key Responsibilities:

  • Manage and coordinate technical delivery of land referencing projects.
  • Support writing of bids/tenders to secure opportunities from internal and external clients.
  • Manage, motivate, and lead the Land team in Noida to deliver successful projects and grow the business.
  • Regular reporting and risk management in relation to projects and progress of the team.

What You Will Do:

  • Undertake land referencing activities including Land Registry, Property Registration Authority research, desktop research, questionnaire analysis, landowner liaison, site visits, archival investigations to identify all legal land interests and rights in land.
  • Carry out site visits to landowners and those people and organisations whose property or rights are affected by development and infrastructure delivery.
  • Negotiate access to land so that environmental and other surveys can be carried out.
  • Attend and contribute to internal and external project meetings.

Required Skills and Qualifications:

  • Detailed knowledge and experience of UK statutory consents requirements.
  • Understanding of the Land Referencing process.
  • Excellent interpersonal skills with ability to communicate effectively and build relationships with both internal and external stakeholders at all levels.
  • Potential to develop strong influencing and negotiating skills.
