Key Asset Management Role

This leadership position oversees a diverse hospitality and commercial real estate portfolio, consisting of hotels, restaurants, IT parks, and land banks. The role demands strategic vision, financial acumen, operator management, and ownership thinking.

Main Responsibilities:

  • Drive Financial Performance: Focus on optimizing hotel and restaurant assets to enhance revenue growth.
  • Lead Budget Finalization: Collaborate with operating partners to embed ownership goals.
  • Analyze Market Trends: Analyze RevPAR, GOP, ADR, occupancy, and EBITDA trends; optimize ROI through benchmarking industry data and STR reports.
  • Manage Leasing and Tenant Relationships: Oversee leasing, tenant relationships, and yield enhancement at Technopolis IT Park and future commercial developments.
  • Structure Monetization Strategies: Develop strategies for monetizing assets through leasing, JV, REIT, or selective exits.

Other Key Responsibilities:

  • Develop Land Banks: Grow MPG's land banks in key markets, such as Kerala and Chennai.
  • Negotiate Management Agreements: Secure management agreements and commercial terms for suitable hotel brands.
  • Maintain Performance Dashboards: Manage MIS, dashboards, and board presentations on asset performance.
  • Support Investment Strategy Papers: Assist in creating investment strategy papers, pitch decks, and deal structuring.

Required Competencies:

  • Financial and Analytical Rigor: Apply financial and analytical skills with strategic outlook.
  • Operator Negotiation Skills: Effectively handle operator negotiations, feasibility analysis, and reporting.
  • Communication and Interpersonal Skills: Demonstrate excellent communication and interpersonal skills to interface with operators, vendors, and consultants.
  • Project Management Ability: Showcase strong project management and execution coordination ability.
