**Job Title:** Purchase Director for Luxury Real Estate ProjectsAs a seasoned executive, you will be responsible for overseeing the procurement and contracting processes for high-end real estate projects. This role demands exceptional negotiation skills, in-depth knowledge of premium materials, global sourcing expertise, and the ability to manage strategic vendor partnerships while ensuring cost efficiency, quality, and timely delivery.The successful candidate will lead the development and implementation of procurement strategies to source world-class materials, finishes, fixtures, and furnishings that meet ultra-luxury project standards. You will identify and onboard premium suppliers, artisans, and global brands to ensure design intent and quality benchmarks are met.Key responsibilities include:
  1. Procurement Strategy Development: Develop and implement procurement strategies to ensure timely sourcing of high-end materials, finishes, fixtures, and furnishings.
  2. Supplier Identification and Onboarding: Identify and onboard premium suppliers, artisans, and global brands to meet project design intent and quality benchmarks.
  3. Budget Forecasting and Timelines: Forecast procurement budgets and timelines in coordination with project, design, and finance teams.
You will build and maintain long-term relationships with reputable national and international vendors. Conduct vendor audits to ensure compliance with quality, sustainability, and ethical sourcing standards. Negotiate high-value contracts, ensuring optimal cost without compromising quality or exclusivity.Additional responsibilities include:
  1. Contract Management: Draft, review, and finalize contracts with contractors, consultants, and suppliers, ensuring legal and commercial safeguards.
  2. Vendor Collaboration: Monitor contract execution, variations, claims, and dispute resolution in collaboration with legal teams.
  3. Risk Mitigation: Identify and mitigate procurement risks such as supplier disruptions, cost escalation, or regulatory non-compliance.
The ideal candidate will have a bachelor's degree in Engineering / Supply Chain Management / Commerce; MBA preferred. 15+ years of experience in procurement and contracts, with at least 7 years in leadership roles within luxury real estate. Proven track record in sourcing premium international materials, finishes, and fixtures. Strong legal and commercial acumen in contract management. Excellent negotiation, vendor relationship, and stakeholder management skills. Exposure to global procurement markets and luxury design trends.Core Competencies: Strategic procurement leadership with cost consciousness and quality assurance. Strong proficiency in contract negotiation, drafting, and administration. Capability to manage complex vendor dynamics—with emphasis on luxury standards. Analytical mindset, proficient in budgeting, forecasting, and spend tracking. Excellent communication, stakeholder management, and team leadership. Ability to perform under tight timelines without compromising standards.
