Land Acquisition Specialist Role Overview:

As a Land Acquisition Specialist, you will play a crucial part in securing land parcels for the company's real estate projects. This involves sourcing, evaluating, and negotiating with landowners to ensure optimal outcomes.

Key Responsibilities

  • Market Scouting & Land Identification:
    • Identify prime locations within Coimbatore and surrounding areas for potential development.
    • Build and maintain relationships with brokers, agents, and landowners to stay informed about market trends.
    • Assess land suitability based on factors such as return on investment (ROI), internal rate of return (IRR), and payback models.
  • Deal Structuring & Negotiation:
    • Negotiate purchase agreements and joint development (JD) deals to secure favorable terms.
    • Structure payments, advance terms, and revenue-sharing ratios to align with business objectives.
  • Legal & Regulatory Due Diligence:
    • Coordinate title clearance, encumbrance checks, and khata verification to ensure seamless transactions.
    • Obtain necessary approvals from local authorities, including BMRDA and RERA.
  • Financial & Feasibility Analysis:
    • Prepare detailed land feasibility reports to inform acquisition decisions.
    • Collaborate with finance teams to evaluate funding needs and project profitability.
  • Stakeholder Management:
    • Establish and maintain strong relationships with landowners, brokers, panchayats, and government authorities.
    • Resolve conflicts and ensure smooth transaction processes.
  • Reporting & Pipeline Management:
    • Maintain an up-to-date pipeline tracker to monitor land acquisition progress.
    • Provide regular reports to senior management, highlighting key findings and recommendations.
