Job Overview

  • The Shift Engineer is responsible for ensuring that all technical services are maintained operational during shift duty.
  • This includes managing entire technical assets, building engineering teams, and supporting Property Managers/Assistant Property Managers with coordinating technical issues with clients and occupants.

Key Responsibilities

  1. Manage and maintain electromechanical/utilities services at the site with the help of technicians.
  2. Prepare and implement planned preventive maintenance (PPM).
  3. Conduct regular site inspections to check for risk/defects areas.
  4. Review subordinate staff work and provide guidance when needed.
  5. Ensure documentation, checking, and follow-up of assets under defect liability period and AMC/CAMC in a tracker.
  6. Hire, train, and develop shift engineers/supervisors and maintenance staff.
  7. Formulate suitable budgeting controls and monitor SLAs & KPIs for JLL and outsourced agencies towards effective service deliverance.
  8. Cooperate, coordinate, and communicate with other departments to ensure good customer experience and take customer feedback after every service request/complaint and share feedback points with the team for improvement of services.
  9. Manage and participate in events/parties/CSR activities, general maintenance, and guest handling.
  10. Maintain service level agreements and keep performance indicator scores above excellence.
  11. Ensure timely renewal of agreements, submission of invoices, and follow-ups for payments.
  12. Oversee all vendor quotations and invoices.
  13. Ensure proper signoffs for attendance and all required details for cost sheet submission.
  14. Schedule monthly vendor meetings to discuss daily matters and ensure corrective actions are taken for the same.
  15. Plan and implement energy conservation.
  16. Prepare monthly readings sheets with occupants and ensure all check-sheets and logbooks are being filled properly as per schedule.
  17. Maintain history cards for all equipment.
  18. Attend major complaints and escalate to seniors, coordinate with technical staff if necessary.
  19. Ensure work permits are in place and safe working practices/procedures are followed.
  20. Assist Property Managers/Assistant Property Managers/Technical Managers in conducting risk assessments of building operations and work towards mitigation of highlighted inherent risks and in conducting root cause analysis in case of system failure and breakdowns.
  21. Create corrective, preventive, and emergency response action plans.
  22. Participate in evacuation drills and be part of ERT/QRT teams.
  23. Maintain engineering and other reports like DMR and MMR.
  24. Work closely with regional RO/HO/SME/training teams and ensure closures of all required reports.
  25. Facilitate services under the slogan No Safety No Work.

You will be working with our operations team and reporting to the Property Manager/Technical Manager.

  • Be analytical and meticulous.
  • Coordinate with various teams.
  • Paying attention to detail and having excellent problem-solving skills.
  • Using logic to trouble shoot problems; and assign and monitor maintenance projects.
  • Having a good knowledge of working procedures.

Qualifications

">
  • Have a degree/diploma in electrical or any equivalent.
  • Have minimum 35 years of work experience in real estate/hotel/construction industry.
