Job Overview

We are seeking a seasoned Construction Director to lead our Construction and Project Management Team in Goa. The ideal candidate will have at least 15 years of experience in construction management, project control, cost management & co-ordination, with a minimum of 7 years in a Construction Manager role.

Previous experience in hotel projects is highly desirable, as well as exposure to working with large construction and project management organizations.

Key Responsibilities
  • Programme Management: Provide scheduling inputs for the Master program, monitor preparation of micro-schedule for each trade, track actual/potential delays, and support forecasting of time for completion.
  • Cost Management: Monitor and control post QS recommendations for variations, forecast cost to completion, and plan/executing corrective actions/Value Engineering to control/minimize actual/forecasted cost over-runs.
  • Site Management: Lead logistic planning and site management, monitor/manage site infrastructure, lead weekly review meetings with contractors, drive construction processes, and control coordination between trades.
  • Design Coordination/Document Control: Monitor timely receipt of GFC, issuance of RFIs to consultants, timely approval of shop drawings/prototypes/samples, manage document control at site, and ensure use of latest release drawings & documents for construction.
  • Contract and Commercial Management: Participate in preparation of packaging strategy for tenders/procurement, support Commercial team in preparation of tender documents, review BOQ, and provide inputs on milestone schedule, methodology, quality, sequencing of activities, and quantity variations.
  • Change Management: Manage change management process for any changes requested after award of works on site, ensuring accuracy of impacts on time, cost, and quality captured in change requests, and monitor realignment of project baselines after acceptance of change requests.
Essential Skills & Competencies
  • Excellent communication skills with contractual writing ability.
  • Ability to convey ideas in a concise and clear manner.
  • Good planning and organizing skills, able to effectively schedule and coordinate various project activities, proficiency in MS Project is a must.
  • Good problem-solving skills with the ability to do root cause analysis.
  • Understanding of hotel construction, sequencing of activities, and inter-disciplinary coordination.
