Job Summary

We seek an experienced Commercial Real Estate Asset Manager to oversee and manage our real estate portfolio.

Main Responsibilities

  • Manage the day-to-day operations of commercial assets, including office buildings, retail centers, industrial properties, and other commercial properties.
  • Coordinate property maintenance activities, capital expenditures, and improvement projects to enhance property value and tenant experience.
  • Monitor third-party vendor payments and on-time mortgage payments.
  • Maintain insurance coverage and manage insurance claims.

Tenant Lease Management

  • Enter lease agreement information & rent schedules into a database.
  • Communicate with tenants regarding billing and lease language.
  • Apply deposits and process payments to tenant accounts, as needed.
  • Audit and collect tenant aged receivables.

Cash Flow Analysis

  • Collect data for cash flow reporting and analysis.
  • Review general ledger entries that require reclassification.
  • Analyze leasing projections and activity.
  • Prepare lender and investor reports.

Lease Administration and Tenant Relations

  • Collaborate with leasing teams to ensure lease compliance, accurate documentation, and timely renewal negotiations.
  • Identify potential risks and opportunities related to lease terms and conditions.

Tenant Year-End Reconciliations

  • Setup reconciliation data and calculation format in the database.
  • Prepare tenant year-end reconciliation calculations, either manually or automatically.
  • Post tenant year-end reconciliations charges/credit to tenant accounts in the database.

Budget Planning

  • Gather budget year income projections from property management and enter them into the database.
  • Gather budget year expense projections from property management and corporate accounting and enter them into the database.

Administrative Support

  • Provide general administrative support to executives.

Requirements

  • A minimum of 3 years professional experience in property management is required.
  • Advanced experience reading and interpreting leases and financial information is required.
  • Expert-level proficiency working with databases and Microsoft Office Suite is required.
