Job Title: Project Head

We are seeking a highly capable and collaborative leader to head multiple renovation and fitout projects.

Main Responsibilities:
  • Leadership of the overall project execution cycle from design through procurement and construction for multiple renovation and fitout projects.
  • Day-to-day management of internal teams, designers, contractors, and vendors to achieve timely completion with international quality standards.
Responsibilities Breakdown:Pre-Construction:
  • Master schedule, budget, and procurement strategy preparation.
  • Preparation of a construction strategy with logistics plan.
  • Coordinate with cost planning team for budget preparation.
  • Lead the design process, design reviews, value engineering, and timely release of design packages.
Programme Management:
  • Fortnightly/monthly schedule trackers preparation.
  • BOI deliveries and store management leadership.
  • Delays identification and proposed acceleration methods.
  • Risks identification and flagging to timelines and suggesting mitigation plans.
  • Hotel operations and client asset management teams coordination on proposed shutdowns.
Contracts & Cost Management:
  • Tender event schedule preparation, tracking, and update.
  • Commercial management team coordination for tender package preparation, administration, and contract award.
  • Change order process management.
  • Third-party QS for post-contract QS and certification of bills.
  • Monthly cost report, cash flow, and budget updates preparation.
Construction Management:
  • Site logistics, shutdown plans, and works execution strategy supervision and leadership.
  • Design coordination between design consultants, vendors, and contractors for seamless execution.
  • Contractors' work progress monitoring at site and resource adequacy check.
  • Quality control and safety procedures implementation at site leadership.
  • Changes during execution management.
  • Project handover process preparation and leadership to owner/operator.
Requirements:
  • Bachelor's degree in civil engineering or related field.
  • Minimum 12 years of experience in hospitality fit-out projects.
  • Familiarity with international hotel brand standards is a plus.
  • Proven experience in managing multi-disciplinary teams and subcontractors.
  • Excellent problem-solving, communication, and stakeholder management skills.
  • Proficient in MS Office and documentation management.
  • Good interpersonal and leadership skills.
  • Eye for detail in hard finishes and knowledge of various finishing materials will be a plus.
  • Exposure to LEED/IGBC/green building certification processes is a plus.
