Job Title: Senior Construction Project Director

Summary:

Our organization seeks a highly accomplished senior construction project director to oversee the execution of our projects. The ideal candidate will have a strong background in project planning, scheduling, procurement, contracts, architecture, design, and quality assurance.

Key Responsibilities:

  1. Project Planning: Develop project baselines, schedules, and reporting mechanisms for large-scale developments such as high-rise buildings, hotels, resorts, hospitals, and commercial infrastructure.
  2. Contract Management: Conduct contract analysis; attend kickoff/concept meetings and prepare site organization charts and resource plans.
  3. Schedule Review: Review and input on construction schedules; develop site infrastructure requirements and budget costs.
  4. Engineering Coordination: Coordinate engineering disciplines for BOQ/tendering, estimate costs, prepare tenders, analyze technical bids, and participate in price negotiations for EPC contracts.
  5. Site Management: Set up site offices and infrastructure, monitor resource availability and construction materials.
  6. Billing and Closeout: Oversee billing schedules, progress reviews, contractor bill processing, and subcontracts closeout.
  7. Risk Management: Resolve technical and contractual site queries, manage documentation for claims/escalations, and prepare completion reports with lessons learned.
  8. Team Leadership: Lead and guide project managers, refine project management processes, and ensure efficient delivery from conceptualization through QA and handover.
  9. Performance Monitoring: Monitor schedules, cost, quality, and performance; identify risks and mitigation plans.
  10. Culture Development: Foster a collaborative environment and drive daily stand-ups, client meetings, and retrospective reviews.

Required Skills & Qualifications:

  • Communication: High-level communication, decision-making, and technical field skills.
  • Coordination: Expert coordination of cost, time, and quality parameters; MIS reporting; contractor billing and rate negotiation.
  • Technical Skills: Proficient in MS Excel, Word, PowerPoint, MS Projects, and Primavera.
  • Problem-Solving: Fast-track planning abilities and out-of-the-box thinking.

Qualifications & Experience:

  • Educational Qualification: Bachelor's degree in Civil Engineering or related field.
  • Experience: Minimum 25 years' experience in project planning, scheduling, procurement, contracts, architecture, design, and quality assurance for construction projects
