The Senior Land Acquisitions Professional will play a pivotal role in securing prime land parcels for large-scale projects. The ideal candidate should possess exceptional market knowledge, strong negotiation skills, and the ability to navigate complex regulatory environments.

Key Responsibilities:

  • Market Scouting & Identification:
    • Conduct thorough assessments of regional markets to identify potential land opportunities.
    • Foster and maintain relationships with key stakeholders, including brokers, agents, and landowners.
    • Utilize expertise to evaluate lands based on critical factors such as cost, zoning, and connectivity.
  • Deal Structuring & Negotiation:
    • Negotiate direct purchases and joint development agreements with key partners.
    • Develop strategic deals that align with organizational objectives.
  • Due Diligence & Compliance:
    • Coordinate comprehensive due diligence processes, ensuring all legal and regulatory requirements are met.
    • Manage necessary approvals from local authorities.
    • Verify compliance with relevant zoning, DC conversion, FAR utilization, and TDR regulations.
  • Financial Analysis & Reporting:
    • Presentation of detailed financial analyses, including ROI/IRR/payback models.
    • Collaborate with finance teams to determine funding needs and project profitability.
    • Provide regular updates to senior management.
  • Stakeholder Management:
    • BUILD STRONG RELATIONSHIPS WITH KEY STAKEHOLDERS, INCLUDING LANDOWNERS, BROKERS, AND GOVERNMENT AUTHORITIES.
    • Resolve conflicts efficiently and ensure smooth transaction processes.
    • Maintain confidentiality and integrity throughout negotiations.
  • Pipeline Management & Reporting:
    • Develop and maintain a reliable land pipeline tracker (shortlisted, negotiated, finalized).
    • Provide weekly reports to senior management.
    • Track competitor activity and industry benchmarks.
