Job Title: Senior Title Examiner

As a seasoned Senior Title Examiner, you will play a pivotal role in ensuring the accuracy and integrity of title searches and examinations.

The position focuses on reviewing and validating examiner output to prevent potential title claims and ensure insurability. Your attention to detail and analytical skills will be crucial in detecting inconsistencies and risks quickly.

This is a key role in safeguarding our clients and company from potential title risks and claims. You will work closely with examiners, underwriters, and management to enhance quality and reduce error rates.

  • Conduct second-level reviews of completed title searches and examinations to ensure accuracy and completeness.
  • Verify proper name runs, title chain, and conveyance history to ensure continuity and accuracy.
  • Detect and correct missed documents, unreleased liens, open mortgages, and outstanding judgments.
  • Evaluate examiner output to prevent potential title claims and ensure insurability.
  • Ensure searches and examinations meet company standards, underwriter requirements, and state-specific regulations.
  • Prepare clear QC notes and communicate discrepancies back to examiners for correction and learning.
  • Partner with examiners, underwriters, and management to enhance quality and reduce error rates.
  • Recommend process enhancements and training opportunities to strengthen QC standards and reduce claim exposure.

Required Skills and Qualifications:

  • Minimum 5+ years as a Title Examiner with multi-state exposure (experience in high-volume states preferred).
  • In-depth understanding of title search procedures, legal descriptions, conveyance chains, liens, judgments, easements, encumbrances, and recording practices.
  • Proficiency with title production software, county recording systems, and online databases.
  • Strong analytical and problem-solving skills with the ability to spot inconsistencies and risks quickly.
  • Excellent written and verbal communication skills to document QC findings and collaborate with internal teams.
  • Commitment to accuracy, compliance, and risk mitigation in all title-related matters.
