Job Opportunity

The primary function of this role is to procure, evaluate, and negotiate the acquisition of land parcels for residential and commercial projects within the Greater Bangalore area.

Key Responsibilities:

  • Market Scouting & Land Identification:
    • Identify potential land sites in Bangalore and surrounding regions, including Hoskote, Anekal, Budigere, Whitefield, Kanakapura, and Devanahalli.
    • Maintain a network of brokers, agents, and landowners to facilitate the land procurement process.
    • Shortlist lands based on factors such as RMP, FAR, zoning, and connectivity.
  • Deal Structuring & Negotiation:
    • Negotiate purchase agreements and joint development arrangements with landowners.
    • Develop and implement strategies for structuring goodwill payments, advance terms, and revenue-sharing ratios that align with company objectives.
    • Ensure that negotiated terms are favorable and support the company's growth strategy.
  • Legal & Regulatory Due Diligence:
    • Coordinate title clearance, encumbrance checks, and khata verification to ensure smooth land transactions.
    • Manage approvals from regulatory bodies, including BBMP, BMRDA, BDA, KIADB, and RERA.
    • Verify zoning regulations, DC conversion, FAR utilization, and TDR applicability to ensure compliance.
  • Financial & Feasibility Analysis:
    • Prepare detailed land feasibility reports, including ROI, IRR, and payback models.
    • Collaborate with the finance team to determine funding requirements and JD profitability.
    • Present acquisition proposals to senior management, highlighting key benefits and risks.
  • Stakeholder Management:
    • Build and maintain relationships with landowners, brokers, panchayats, and government authorities.
    • Resolve conflicts and ensure smooth transactions through effective communication and negotiation skills.
    • Maintain confidentiality and integrity during negotiations.
  • Reporting & Pipeline Management:
    • Maintain an up-to-date land pipeline tracker, detailing shortlisted, negotiated, and finalized properties.
    • Provide regular progress reports to senior management, highlighting key milestones and challenges.
    • Monitor competitor acquisitions and market trends to inform future business decisions.

Candidate Profile:

Applicants should possess a graduate degree in any field, with a preference for MBA or BE Civil. They should have at least 8-15 years of experience in land acquisition for residential and commercial projects in Bangalore.

Industry experience with leading developers is desirable, along with strong networking skills, negotiation expertise, and knowledge of relevant laws and regulations.

A financial acumen, combined with excellent communication and relationship-building skills, is essential for success in this role.
