
Real Estate Development Construction Project Lead

Job Summary
- We are seeking an experienced Construction Project Manager to lead our large-scale development projects, including high-rise buildings, hotels, resorts, hospitals, and commercial infrastructure.
Main Responsibilities:
- Establish project baselines, schedules, and reporting mechanisms to ensure timely completion and optimal resource allocation.
- Conduct contract familiarization and attend kickoff/concept meetings to prepare site organization charts and resource plans.
- Review and input on construction schedules, develop site infrastructure requirements, and analyze budget costs.
- Participate in 3D model reviews, constructability studies, and provide construction-related inputs to ensure compliance with regulatory requirements.
- Coordinate engineering disciplines for BOQ/tendering, estimate costs, prepare tenders, analyze technical bids, and participate in price negotiations for EPC contracts.
- Set up site offices and infrastructure, monitor resource availability, and construction materials to ensure efficient project execution.
- Oversee billing schedules, progress reviews, contractor bill processing, and subcontracts closeout to ensure timely payment and minimize delays.
- Resolve technical and contractual site queries, manage documentation for claims/escalations, and prepare completion reports with lessons learned to improve future project performance.
Key Skills & Qualifications:
- High-level communication, decision-making, and technical field skills.
- Expert coordination of cost, time, and quality parameters; MIS reporting; contractor billing and rate negotiation.
- Proficient in MS Excel, Word, PowerPoint, MS Projects, and Primavera.
- Fast-track planning abilities and out-of-the-box thinking.
