Real Estate Portfolio Manager

This role is responsible for optimizing real estate assets to maximize profitability in retail operations.

The successful candidate will provide strategic guidance on site identification, viability assessment, and lease negotiations to ensure financial hurdles are met in retail location development.

Key Responsibilities:

  • To identify and evaluate all real estate opportunities through strategic portfolio planning, site visits, and research to secure the best locations for the brand.
  • Elevate brand awareness by ensuring key markets and locations have brand presence.
  • Drive performance management of the portfolio by reviewing and recommending performance-enhancing opportunities with counterparts.
  • Actively develop and execute expansion strategies at a Pan-India level.
  • Execute within Group guidelines and criteria for site selection, deal-making, and landlord relations management.
  • Manage external real estate resources to locate and evaluate potential sites.
  • Evaluate existing store portfolios to drive rent reductions, recommend lease renewals and terminations, and negotiate renewals and extensions where appropriate, linked to store lifecycle.
  • Makes market-level commercial decisions by analyzing retail KPIs and local retail trends and needs.
  • Maintain key relationships with Mall owners/Landlords at a portfolio level.
Required Skills and Qualifications:
  • Entrepreneurial spirit.
  • Ability to think strategically, define business opportunities and problems, collect, interpret, and analyze abstract and concrete information, and create strategic solutions.
  • Good IT skills (Microsoft Office).
  • Good numeracy in real estate, verbal and written communication skills.
  • Strong presentation and communication skills.
  • Geographical mobility.
  • Proven ability to work cross-functionally to achieve goals and objectives.
  • Ability to work independently on multiple projects.
  • Strong knowledge in real estate regulatory controls and policies.
