The role of Senior Procurement Manager is a critical position within an ultra-luxury real estate organization. The successful candidate will lead the procurement and contracts function for high-value projects, ensuring timely sourcing of world-class materials and finishes.

The Senior Procurement Manager will be responsible for developing and implementing procurement strategies to meet project design intent and quality benchmarks. This includes identifying and onboarding premium suppliers, artisans, and global brands, as well as forecasting procurement budgets and timelines in coordination with project, design, and finance teams.

Key Responsibilities:
  • Procurement Strategy & Planning:
    • Develop and implement procurement strategies to ensure timely sourcing of world-class materials, finishes, fixtures, and furnishings befitting ultra-luxury projects.
    • Identify and onboard premium suppliers, artisans, and global brands to meet project design intent and quality benchmarks.
    • Forecast procurement budgets and timelines in coordination with project, design, and finance teams.
  • Vendor & Supplier Management:
    • Build and maintain long-term relationships with reputed national and international vendors.
    • Conduct vendor audits to ensure compliance with quality, sustainability, and ethical sourcing standards.
    • Negotiate high-value contracts, ensuring optimal cost without compromising quality or exclusivity.
  • Contracts Management:
    • Draft, review, and finalize contracts with contractors, consultants, and suppliers, ensuring legal and commercial safeguards.
    • Monitor contract execution, variations, claims, and dispute resolution in collaboration with legal teams.
    • Ensure all contracts adhere to statutory requirements and corporate governance policies.
  • Cost Control & Value Engineering:
    • Lead value engineering exercises without diluting design aesthetics or material quality.
    • Monitor market trends, price fluctuations, and alternative sourcing options to ensure cost competitiveness.
    • Approve purchase orders within delegated authority limits.
  • Team Leadership & Collaboration:
    • Lead and mentor a high-performing Purchase & Contracts team.
    • Work closely with project management, design, and construction teams to align procurement schedules with project milestones.
    • Ensure seamless coordination between procurement, logistics, and site execution teams.
  • Risk, Compliance & Continuous Improvement:
    • Identify and mitigate procurement risks such as supplier disruptions, cost escalation, or regulatory non-compliance.
