Job Title: Building Services Manager

The ideal candidate will assist the project lead in leading the building services design, execution, and preparation of estimates, BOQs, vendor evaluation, bill certification, and closure.

Key Responsibilities:

  • Prepare SLDs, Light Looping layouts, Power & Floor Raceway designs, FAS, FPS, CCTV, PA system, Intruder alarm, Cable tray layout, and power panel arrangements.
  • Develop and standardize BOQs with quantities and rates based on rate analysis workings.
  • Prepare Electrical & heat load sheets based on design requirements.
  • Specify, select, and procure equipment, review vendor drawings, and perform factory tests, start-ups, and commissioning support.
  • Assist in creating SOPs for the complete cycle of design to execution.
  • Implement detailed engineering building services activities, finalize requirements and specifications, prepare technical specifications, scope, deliverables, estimates, and more.
  • Monitor and execute projects onsite, follow up with vendors, conduct measurements checks and certifications, and ensure timely delivery of materials.
  • Track utility/energy consumption, maintain records, and carry out site inspections and energy surveys.
  • Benchmark energy consumptions against best practice guidelines and stay up-to-date with relevant legislation.

Requirements:

  • Experience in building services design, execution, and project management.
  • Strong understanding of electrical and mechanical systems.
  • Excellent communication and negotiation skills.
  • Ability to work in a fast-paced environment and prioritize tasks effectively.
