Senior Manager HVAC Job Description

Placement Partners Consulting is seeking a highly skilled Senior Manager HVAC to lead and oversee the strategic planning, operations, and growth of the HVAC function for commercial real estate development.

Key Responsibilities:
  • Strategic Planning: Create a roadmap outlining the department's goals in alignment with the company's overall objectives for all HVAC systems.
  • HVAC Services Improvement: Analyze and improve HVAC services, equipment, and resources, including preparing for retrofit projects, expansions, or regulatory changes.
  • Partnerships and Negotiations: Negotiate strategic partnerships that can provide cost savings or competitive advantages.
  • Project Management: Work with Planning, Design, and Construction Departments in remodeling, designing new construction projects, and HVAC retrofit systems.
  • Capital Renewal and Improvement: Plan and develop HVAC capital renewal and improvement projects in areas of responsibility.
  • Equipment and Design: Study and interact with OEMs or meet with outside sales teams to introduce new equipment and ideas.
  • Comprehensive Planning: Develop comprehensive plans for HVAC installation, upgrades, and maintenance projects, outlining timelines, resource needs, and milestones.
  • Project Execution: Lead and coordinate teams to ensure HVAC retrofit projects are executed on schedule, within budget, and to specification.
  • Quality Control: Implement quality control measures at all stages of the project lifecycle, including regular inspections and audits to ensure systems meet performance standards and safety requirements.
  • Integration and Collaboration: Work closely with construction, electrical, plumbing, and building management teams to ensure seamless integration of HVAC systems within larger projects.
  • Performance Review: Regularly review the performance of HVAC systems, tracking metrics such as energy consumption, system output, and fault frequencies.
  • Troubleshooting: Lead troubleshooting efforts when system failures occur, guiding technicians through diagnostics to identify the root cause of problems.
  • Inspection and Maintenance: Establish a checklist-based inspection process that ensures all critical HVAC components are regularly inspected and maintained.
  • Sustainability and Safety: Comply with environmental regulations by implementing energy-saving measures that reduce the HVAC system's carbon footprint and implement safety protocols to protect HVAC personnel from hazards.
  • Emergency Response: Develop and maintain emergency response procedures for handling HVAC-related incidents, including system failures, fires, or refrigerant spills.
  • Vendor Evaluation: Continuously evaluate suppliers based on price, reliability, and quality of materials, making adjustments to vendor contracts to optimize costs and ensure service continuity.
  • Reporting and Budgeting: Prepare detailed reports on system performance, project status, and financial metrics for senior management and key stakeholders, ensuring transparency and proactive communication of any issues or risks.
  • Operational Budgeting: Develop and manage operational budgets for HVAC retrofit projects, including labor, materials, equipment, and overheads, ensuring projects remain within budget.
  • Leadership and Guidance: Provide hands-on leadership and guidance to HVAC supervisors, technicians, and support staff, monitoring job performance, ensuring adherence to company policies, and offering technical assistance where needed.

Minimum Requirements:

  • BE/B Tech in Refrigeration and Air Conditioning, Mechanical, or Electrical & Electronics.
  • MTech in Refrigeration and Air Conditioning preferred.
  • 10-15 years of experience in HVAC, with at least 3-5 years in a management or leadership role.
  • Awareness of ISO 9001 (Quality Management Systems), ISO 14001 (Environmental Management Systems), and ISO 45001 (Occupational Health and Safety Management System).
  • Experience in working with LEED certified projects.
