Chief Hospitality and Commercial Real Estate Strategist

Job Summary:
This key leadership role oversees the hospitality and commercial real estate portfolio, including hotels, restaurants, IT parks, and land banks. The successful candidate requires strategic foresight, financial acumen, operator management, and ownership thinking. Close collaboration with stakeholders is essential for major initiatives.
Main Responsibilities:
- Asset Performance Management
- Monitor and drive hotel and restaurant asset performance, finalize budgets with operating partners, and ensure goals are embedded.
- Conduct regular performance reviews, analyze deviations, and implement course correction.
- Optimize return on investment (ROI) through RevPAR, GOP, ADR, occupancy, and EBITDA analysis.
- Benchmark against industry data and STR reports to ensure competitiveness.
- Commercial Asset Management
- Manage leasing, tenant relationships, and yield enhancement at Technopolis IT Park and future commercial developments.
- Oversee cash flow, tenant compliance, facilities, and lifecycle maintenance.
- Develop monetization strategies through leasing, joint ventures, REITs, or selective exits.
- Land Bank Development
- Drive development of land banks in Kerala, Chennai, and other key markets.
- Manage RFPs for architects, contractors, and brand/operator tie-ups.
- Evaluate feasibility, design concepts, and financial models for new hotels, resorts, and mixed-use developments.
- Ensure timely execution and statutory approvals.
- Brand & Operator Engagement
- Identify and evaluate suitable hotel brands across segments.
- Negotiate management agreements and commercial terms.
- Govern operator relationships to ensure compliance with financial and brand objectives.
- Reporting & Strategic Input
- Maintain MIS, dashboards, and board presentations on asset performance.
- Support stakeholders in preparing investment strategy papers, pitch decks, and deal structuring.
- Track hospitality and real estate trends for informed decision-making.
