Job Summary:

We are seeking a seasoned professional to spearhead our land acquisition efforts in Greater Bangalore. As a key member of our team, you will play a pivotal role in identifying, evaluating, and negotiating land parcels for our development projects.

Main Responsibilities:
  • Market Analysis & Land Sourcing
    • Conduct thorough market research to identify potential land opportunities in Bangalore and its surrounding areas.
    • Establish and maintain relationships with landowners, brokers, and other industry stakeholders.
    • Shortlist lands based on factors such as RMP, FAR, zoning, and connectivity.
  • Deal Structuring & Negotiation
    • Negotiate purchase agreements and joint development arrangements with landowners.
    • Structure favorable terms that align with our company goals, including goodwill payments, advance terms, and revenue-sharing ratios.
    • Ensure seamless title clearance, encumbrance checks, and khata verification processes.
  • Regulatory Compliance & Due Diligence
    • Manage approvals from BBMP, BMRDA, BDA, KIADB, and RERA.
    • Verify zoning, DC conversion, FAR utilization, and TDR applicability.
    • C coordinate financial and feasibility analysis to support our acquisition proposals.
  • Stakeholder Management & Reporting
    • B build strong relationships with landowners, brokers, panchayats, and government authorities.
    • R resolve conflicts and ensure smooth transactions.
    • M maintain confidentiality and integrity during negotiations.
  • Pipeline Management & Business Development
    • Maintain a comprehensive land pipeline tracker.
    • P provide regular updates to senior management on our acquisition progress.
    • T track competitor activity and market benchmarks.
