Our team is seeking a skilled Financial Modeling Professional to join our Investment Banking division in India.

We are looking for individuals with strong leadership, organizational, and teamwork skills who can support our clients in the REIT / Real Estate Industry.

Responsibilities

  1. Financial Model Development: Develop and audit complex financial models for multifamily, office, industrial, and retail assets classes, incorporating operating and non-operating cash flow modelling, levered and debt cash flow, JV & waterfall structures.
  2. Argus Valuation Models: Build Argus valuation models, perform lease abstracting, review, and audit, as well as conduct cash flow and rent roll analysis.
  3. Property Valuations: Apply various valuation approaches, including income capitalization (DCF & direct capitalization), sales comparison, and cost approach, to determine commercial real estate property valuations.
  4. REIT Analysis: Model REIT income statements and balance sheets, understanding revolver, interest expense, and circularity, while building and auditing REIT valuation and NAV models.
  5. Pitch Books and Research: Prepare pitch books, information memorandums, industry studies, company profiles, and discussion documents for various industries.
  6. M&A Deal Research: Conduct M&A deal research and target screenings using databases like Greenstreet, RCA, Argus, Costar, Capital IQ, PitchBook, Mergermarket, and FactSet.

Key Performance Indicators

  • Timely Delivery: Meet project timelines and deliver high-quality work to ensure client satisfaction.
  • Quality Control: Perform quality control checks on outgoing reports and packs, and develop new capabilities and research products.
  • Client Relationship Building: Demonstrate strength in client relationship building and management, information/knowledge needs assessment.

Required Background

  • Educational Qualifications: Post-Graduation in Finance or equivalent qualification (CFA, MBA (finance), CA, or equiv.).
  • Industry Experience: Minimum 2-5 years of experience in Investment banking or commercial real estate valuation.
  • Skills and Abilities: Strong analytical and statistical skills to assess company/industry performance for clients.
  • Leadership and Teamwork: Ability to work independently and manage research teams.
  • Communication Skills: Excellent written and spoken communication skills, with experience in client handling.
  • Software Proficiency: Familiarity with MS Office suite, particularly Microsoft Excel, Word, and PowerPoint.
