Senior Leadership Role in Legal Affairs

Job Summary
">We are seeking an experienced Senior Manager to join our Legal team at ScaleneWorks. This is a senior leadership role that will involve conducting Due Diligences for land acquisitions in the North region and handling other real estate assignments, including RERA/customer litigation.
">About You
">To be successful in this role, you will have a strong background in legal affairs, with 10-15 years of relevant work experience. You should hold an LLB/LLM degree and possess excellent communication and negotiation skills.
">Your Key Responsibilities

- Determine the approach in managing litigation cases through discussion and follow-up with external consultants/advocates.">
- Deal with litigation cases.">
- Provide timely advice to other departments on concerns/queries having a legal impact.">
- Examine contracts made by the Contracts team to provide legal controls and checkpoints.">
- Generate a knowledge repository for updates on laws, regulations, ordinances, by-laws relating to the real estate industry and make it available to the team.">
- Review and approve all legal formalities for the formation of Societies/Associations, e.g., complete registration process, drafting conveyance/Sales deeds/Lease deeds.">
- Interact with the Society/Association for finalization of respective deeds, if required.">
- Conduct due diligence of properties and ensure that the title of the property is clear and marketable.">
- Review documents utilized by the Business Development team at the preliminary stage of the project – MoU, terms & conditions, and lay out terms and conditions for the same.">
- Ensure that all commercial terms of the agreement are in place.">
- Proficiently draft transaction documents for land purchase/development agreement/joint venture agreements and negotiate with counter parties for closure.">
- Conduct discussions with JV Partners on legal aspects.">
- Hand over project files to the regional team once the agreement has been entered into.">
- Directly monitor regions which do not specifically appoint a legal person.">
- Mentor, guide, and monitor the activities of Regional Legal teams to ensure work as per plan.">
- Review, discuss, and resolve issues in documents submitted by the Regional Legal team for approval.">
- Distribute projects amongst reportees.">
- Assign duties to direct reports for litigation roles and for coordination with regional offices.">
- Ensure proper data management and storage of all records.">
- Create a standard framework for drafts pertaining to legal issues, basis past experiences, and modify it as per project requirements.">
- Set guidelines to ensure that the Agreement to Sales document is prepared on time and is error-free.">
- Compile with company-defined guidelines and processes.">
- Adhere to project timelines.">
- Identify processes/procedures in own work area that need improvement.">
- Recommend process improvement ideas to streamline efficiency/costs/productivity.">
- Undertake process improvement activities in own work area.">
- Recommend manpower for the region.">

- Property Management: Gather details for drafting society hand-over documents, advise on stamp duty, registration.">

- JVP Advocates/Solicitors: Negotiation on deals, clarifications on land records.">
- Lawyers and external law consultants: Regular follow-up on drafting agreements.">
- Clients: Understanding requirements for customer agreements.">
- Society/Association: Facilitate registration processes.">
Salary
">The estimated salary for this role is $120,000 - $180,000 per annum, depending on experience.
