Project Director - Real Estate Development

Job Summary:

The Project Director oversees the entire lifecycle of real estate development projects, from concept to handover. This includes managing timelines, budgets, consultants, contractors, and regulatory approvals to ensure successful and timely project delivery.

Key Responsibilities:

  • Manage end-to-end development activities, including feasibility studies, design development, permitting, construction, and handover.
  • Prepare and maintain detailed project development plans, including schedules, budgets, and resource allocation.
  • Lead coordination of internal teams (finance, sales, legal) and external consultants (architects, engineers, contractors).
  • Identify critical path activities and ensure on-time completion of each project phase.
  • Develop project budgets and monitor actual expenditures vs. forecast.
  • Liaise with construction teams or general contractors to monitor progress, quality, and compliance with project specifications.
  • Manage site issues and coordinate solutions between stakeholders.
  • Ensure health, safety, and environmental standards are upheld on site.
  • Prepare and present regular progress, cost, and risk reports to senior management and investors.

Requirements:

  • Bachelor's degree in Civil Engineering, Architecture, Construction Management, Urban Planning, or related field.
  • 12 years of experience in real estate development or construction project management.
  • Proven track record in delivering large-scale residential, commercial, or mixed-use developments.
  • Proficiency in project management software (Primavera P6, MS Project) and Microsoft Office Suite.
  • Strong knowledge of local regulations, permitting processes, and development economics.
  • Exceptional leadership, negotiation, and organizational skills.

Preferred Qualifications:

  • Master's degree in Real Estate Development, MBA, or Construction Management.
  • PMP or similar project management certification.
  • Experience with financial modeling, development feasibility studies, and investor reporting.
  • Familiarity with design-build and other project delivery methods.
