Job Description:

We are seeking experienced professionals to join our team as Real Estate Financial Modeling Specialists. The ideal candidate will have a strong background in finance and commercial real estate valuation.

The selected individual will be responsible for supporting clients in the REIT / Real Estate Industry with expertise in financial modeling, including operating and non-operating cash flow, levered and debt cash flow, JV & waterfall, multifamily, office, industrial, and retail assets class models. Additionally, they will develop Argus valuation models (single property and portfolio), lease abstracting, review, and audit, performing cash flow and rent roll analysis.

Key Responsibilities

  • Support clients in the REIT / Real Estate Industry with expertise in financial modeling including operating and non-operating cash flow, levered and debt cash flow, JV & waterfall, multifamily, office, industrial, and retail assets class models.
  • Develop Argus valuation models (single property and portfolio), lease abstracting, review, and audit, performing cash flow and rent roll analysis.
  • Perform valuations for commercial real estate properties using income capitalization approach, sales comparison approach, and cost approach.
  • Model REIT income statement and balance sheet, understanding revolver, interest expense, circularity, future development, FFO & CAD, building and auditing REIT valuation and NAV models.
  • Prepare pitch books, information memorandums, industry studies, company profiles, discussion documents on various industries.
  • Conduct M&A deal run and target screenings using databases like Greenstreet, RCA, Argus, Costar, Capital IQ, PitchBook, Mergermarket, FactSet.

Meet project timelines and quality of deliverables ensuring high client satisfaction.

Conduct analysis and quality control check of outgoing reports/packs.

Other activities include structuring deliverables, developing new capabilities/research products.

Demonstrate strength in client/requester relationship building and management, information/knowledge needs assessment.

Required Skills and Qualifications:

We require highly skilled professionals with the following qualifications:

Post-Graduation in Finance or equiv. qualification (CFA, MBA (finance), CA or equiv.)

Minimum 2-5 years of experience in Investment banking or commercial real estate valuation.

Strong statistical and analytical skills for economic performance/analysis of companies and industries.

Ability to work independently with management/leadership skills to run research daily.

Excellent written/spoken communication skills with client handling experience.

Working knowledge of databases like Bloomberg, Capital IQ, Thomson Research, FactSet.

Proficient in MS Office suite, especially Microsoft Excel, Word, and PowerPoint.
