Real Estate Financial Modelling Professional

We are seeking an accomplished Financial Modelling Specialist to support our clients in the real estate industry.
About the Role
This is a unique opportunity for a skilled financial modeller to develop and audit complex models for various asset classes, including multifamily, office, industrial, and retail properties.
The successful candidate will create Argus valuation models, perform cash flow and rent roll analysis, and conduct commercial property valuations using income capitalization approach (DCF & direct capitalization), sales comparison approach, and cost approach.
Key Responsibilities
- Model Development: Develop and audit complex financial models for various asset classes, including operating and non-operating cash flow modelling, levered and debt cash flow, JV & waterfall.
- Argus Valuation Models: Create Argus valuation models (single property and portfolio), lease abstracting, lease review, and audit etc.
- Cash Flow Analysis: Perform cash flow and rent roll analysis.
- Property Valuations: Conduct commercial real estate property valuations using income capitalization approach (DCF & direct capitalization), sales comparison approach, and cost approach.
- Modelling REIT Income Statement: Model REIT income statement and balance sheet, understanding of revolver, interest expense & circularity, and develop future development, FFO & CAD models.
- M&A Deal Run: Conduct M&A deal run and potential target & buyer screenings using databases including Greenstreet, RCA, Argus, Costar, Capital IQ, PitchBook, Mergermarket, FactSet etc.
Skills and Qualifications
- Post-Graduation in Finance or equivalent qualification (CFA, MBA (finance), CA or equiv).
- Minimum 2-5 years of experience in Investment banking or commercial real estate valuation.
- Strong statistical and analytical skills to assess economic performance and analyse companies and industries.
- Ability to work independently and possess leadership skills to manage research teams.
- Excellent written and spoken communication skills with experience in client handling.
- Working knowledge of databases such as Bloomberg, Capital IQ, Thomson Research, FactSet etc.
- Proficiency in MS Office suite, especially Microsoft Excel, Word, and PowerPoint.
