Job Description:

The Land Acquisition Manager will be responsible for identifying and procuring suitable land parcels for development projects in the Greater Bangalore region. This role plays a critical part in building the company's project pipeline.

Key Responsibilities:
  • Market Analysis & Land Identification: Conduct thorough market research to identify potential land sources, collaborate with brokers, agents, and landowners to shortlist lands based on factors such as RMP, FAR, zoning, and connectivity.
  • Deal Structuring & Negotiation: Negotiate purchase agreements, structure goodwill payments, advance terms, revenue-sharing ratios, and ensure favorable terms aligned with business objectives.
  • Legal & Regulatory Due Diligence: Coordinate title clearance, encumbrance checks, khata verification, manage approvals from BBMP, BMRDA, BDA, KIADB, and RERA, verify zoning, DC conversion, FAR utilization, TDR applicability.
  • Financial & Feasibility Analysis: Prepare detailed land feasibility reports, including ROI/IRR/payback analysis, work with finance to determine funding needs and JD profitability, present acquisition proposals to senior management.
  • Stakeholder Management: Build relationships with landowners, brokers, panchayats, government authorities, resolve conflicts, ensure smooth transactions, maintain confidentiality during negotiations.
  • Reporting & Pipeline Management: Maintain an up-to-date land pipeline tracker (shortlisted, negotiated, finalized), provide regular reports to senior management, track competitor acquisitions and market benchmarks.
Candidate Profile:

Education: Graduate degree in any field, MBA or BE Civil preferred.

Experience: 8-15 years of experience in land acquisition for layouts/apartments in Bangalore.

Industry: Experience working with leading developers is desired.

Skills: Strong networking skills, negotiation expertise, knowledge of RERA, FAR, TDR, BMRDA/BDA approvals, financial acumen, integrity, persuasion, and relationship management.
