The Land Acquisition Professional will play a critical role in sourcing, evaluating, and negotiating land parcels for development projects in the Bangalore region.

Key Responsibilities:

  • Market Analysis & Land Identification: Conduct a thorough scan of Bangalore and its surrounding areas (Hoskote, Anekal, Budigere, Whitefield, Kanakapura, Devanahalli) to shortlist lands based on market trends, zoning regulations, and connectivity.
  • Deal Structuring & Negotiation: Negotiate outright purchases and joint development agreements, structure goodwill payments and advance terms to ensure favorable terms aligned with company goals.
  • Legal & Regulatory Due Diligence: Coordinate title clearance, encumbrance checks, khata verification, and manage approvals from local authorities (BBMP, BMRDA, BDA, KIADB, RERA) to verify zoning, DC conversion, FAR utilization, and TDR applicability.
  • Financial & Feasibility Analysis: Prepare comprehensive land feasibility reports including ROI/IRR/payback periods, work with finance on funding needs and JD profitability, and present acquisition proposals to management.
  • Stakeholder Management: Build strong relationships with landowners, brokers, panchayats, and government authorities, resolve conflicts, ensure smooth transactions, and maintain confidentiality and integrity during negotiations.
  • Reporting & Pipeline Management: Maintain a land pipeline tracker (shortlisted, negotiated, finalized) and provide regular updates to senior management.
