Procurement Excellence in Luxury Real Estate

This role demands exceptional negotiation skills, deep knowledge of premium-grade materials, global sourcing expertise, and the ability to manage strategic vendor partnerships while ensuring cost efficiency, quality, and timely delivery.

Key Responsibilities:
  • Develop procurement strategies for high-value, ultra-luxury real estate projects, ensuring timely sourcing of world-class materials, finishes, fixtures, and furnishings befitting these projects.
  • Identify and onboard reputable suppliers, artisans, and global brands to meet project design intent and quality benchmarks.
  • Forecast procurement budgets and timelines in coordination with project, design, and finance teams.
  • Maintain long-term relationships with national and international vendors, driving value through strategic partnerships.
  • Conduct vendor audits to ensure compliance with quality, sustainability, and ethical sourcing standards.
  • Negotiate contracts that balance cost with quality and exclusivity.
  • Review and finalize contracts with contractors, consultants, and suppliers, ensuring legal and commercial safeguards.
  • Monitor contract execution, variations, claims, and dispute resolution in collaboration with legal teams.
  • Ensure all contracts align with statutory requirements and corporate governance policies.
  • Lead value engineering exercises without compromising design aesthetics or material quality.
  • Stay informed about market trends, price fluctuations, and alternative sourcing options to maintain cost competitiveness.
  • Approve purchase orders within delegated authority limits.
  • Lead a high-performing Procurement team, fostering a culture of excellence and innovation.
  • Closely collaborate with project management, design, and construction teams to synchronize procurement schedules with project milestones.
  • Facilitate seamless coordination between procurement, logistics, and site execution teams.
  • Identify and mitigate procurement risks such as supplier disruptions, cost escalation, or regulatory non-compliance.
  • Synchronize procurement and contracting timelines and objectives with project, design, architectural, finance, legal, and site teams.
  • Provide regular status updates, risk assessments, spend reporting, and procurement insights to senior leadership.
Requirements:
  • Bachelor's degree in Engineering / Supply Chain Management / Commerce; MBA preferred.
  • 15+ years of experience in procurement and contracts, with at least 7 years in leadership roles within luxury real estate.
  • Proven track record in sourcing premium international materials, finishes, and fixtures.
  • Strong legal and commercial acumen in contract management.
  • Excellent negotiation, vendor relationship, and stakeholder management skills.
  • Exposure to global procurement markets and luxury design trends.
  • Strategic procurement leadership with cost consciousness and quality assurance.
  • Proficiency in contract negotiation, drafting, and administration.
  • Capability to manage complex vendor dynamics—with emphasis on luxury standards.
  • Analytical mindset, proficient in budgeting, forecasting, and spend tracking.
  • Excellent communication, stakeholder management, and team leadership.
  • Ability to perform under tight timelines without compromising standards
