Commercial Property Accounting Specialist

Job Overview:

The Commercial Property Accounting Specialist is responsible for managing a portfolio of commercial properties owned by various funds and joint ventures. They will work closely with external property teams who oversee daily accounting operations using an accounting platform.

Key Responsibilities:
  • Property Level Accounting: Manage overall property-level accounting, including rent rolls, lease maintenance, cash management, financial reports, annual budgets, quarterly budget re-projections, tax basis amortization, depreciation calculations, and loan compliance.
  • Review and Approval: Review and approve operating and tax escalations, annual estimates, quarterly and annual reconciliations, cost pools, expense caps, exclusions, gross ups, base year calculations, mortgage payments, lender reporting, loan and escrow draw, and unaudited financial reports.
  • Comprehensive Audit Support: Provide comprehensive audit support, prepare audited financial statements with footnotes, work with construction professionals to provide accounting for development projects, and prepare ad-hoc financial analysis and reporting as needed.
  • JV Accounting: Review and comply with operating agreements, prepare financial reporting on a consolidation or combined level, including audited financial statements with footnotes.
  • Cash Management: Manage cash calls and distributions, calculate and process management fees, and calculate income allocations including waterfalls.
  • Acquisitions: Collaborate with the Acquisitions team to review diligence materials, review settlement statements, record opening entries, monitor post-closing activity, onboard properties, and train external teams on financial standards and reporting.
  • Dispositions: Work with the Disposition team to respond to buyer diligence requests, prepare prorations, work with external teams to prepare estoppels, prepare and record closing entries, and monitor post-closing activity.
Requirements:
  • 5-8 years of property accounting experience in commercial real estate.
  • Experience with Funds and/or Joint Ventures.
  • Proficiency in fair value GAAP, tax accounting, and IFRS.
  • Ability to work independently, communicate effectively, multitask, prioritize, and work in a fast-paced environment.
  • Detail-oriented and proficiency with financial software systems applications, Microsoft Windows software programs, and MRI experience.
