Job Title: Property Operations ManagerThe Property Operations Manager oversees the day-to-day operations of a property, ensuring all administrative functions, security issues, and facility services are adequately covered.Prioritizes facilities' needs to ensure smooth operations.Collaborates with facilities manager & assistant facilities manager to guarantee operational efficiency.Manages supplies, maintains adequate stock levels, and updates supply & service contracts as approved by clients.Performs routine site rounds and critical area inspections to identify potential issues.Tracks tickets raised and closure within SLA to ensure timely resolution.Updates shift-wise M&E stock records for accurate inventory management.Manages vendors working at the site, ensuring their activities align with company policies.Covers daily activities with the LL team and Site FM team, maintaining open communication channels.Prepares detailed material BOQs and manages manpower deployments to meet project requirements.Conducts regular inventory management and store management to prevent losses.Ensures checklists are updated for the upkeep of the facility, maintaining its appearance and functionality.Prepares and submits daily, weekly, and monthly reports to stakeholders, highlighting key performance indicators.Monitors energy consumption and data management systems to optimize resource utilization.Manages weekly, monthly FM & LL MOMs, identifying areas for improvement.Maintains accurate admin report records, tracking progress and accomplishments.Handles incident reports and tracker management, ensuring swift response times.Manages technical equipment data sheets and vendor lining per 52-week PPM calendar schedules, preventing equipment downtime.Provides regular M&E team briefings on new procedures and best practices.Daily observations and closures ensure prompt issue resolution and employee satisfaction.Records PPM & Service reports and updates with the PPM planner, maintaining transparency.Issues work permits and maintains records, adhering to safety protocols.Manages gate pass and material movements, ensuring secure access control.Provides data and reports to clients as required, showcasing exceptional service delivery.Verifies logbooks, checklists, equipment history cards, and inventory registers, ensuring accuracy.Provides training sessions for M&E teams, enhancing their skills and knowledge.Manages M&E team attendance and records, promoting punctuality and reliability.Adapts to varying shifts and handles six days of work, demonstrating flexibility.Benefits: Competitive salary, comprehensive benefits package, opportunities for professional growth and development, and a collaborative work environment.Requirements: Proven experience in property operations, excellent communication and interpersonal skills, ability to prioritize tasks and manage multiple projects, strong analytical and problem-solving skills, and proficiency in relevant software applications.Preferred Qualifications: Bachelor's degree in a related field, certification in property management or a related field, and experience with inventory management and logistics.
