Job Responsibilities:

· Conducting Cost Segregation Studies for US market:

o Performing detailed analyses of commercial real estate properties to identify and reclassify assets for accelerated depreciation.

o Analyzing architectural plans, construction documents, and financial records.

o Conducting on-site property inspections.

· Tax Compliance and Reporting:

o Preparing comprehensive cost segregation reports that comply with IRS regulations.

o Ensuring accurate classification of assets and proper documentation.

o Staying up-to-date on changes in tax laws and regulations related to cost segregation.

· Client Interaction and Collaboration:

o Communicating with clients to gather necessary information and explain study findings.

o Collaborating with tax professionals, accountants, and engineers.

o Providing expert advice on cost segregation strategies.

· Data Analysis and Documentation:

o Utilizing cost segregation software and other tools to analyze data.

o Maintaining accurate records and documentation.

o Providing detailed reports of findings.

Essential Skills and Qualifications:

· Ability to analyze complex data and identify opportunities for tax savings.

· Attention to detail and accuracy.

· Proficiency in using cost segregation software and Microsoft Office Suite (especially Excel).

· Understanding of construction principles and terminology.

· Excellent written and verbal communication skills.

· Ability to explain complex tax concepts to clients.

· Bachelor's degree in accounting, finance, engineering, or a related field.

· Experience in cost segregation, tax accounting, or commercial real estate.
