The role involves identifying new opportunities for land acquisitions, negotiating deals, and closing transactions to support the company's growth and development pipeline. The ideal candidate will have a strong network in the real estate sector, excellent negotiation skills, and a proven track record in land acquisition and business development. Key Responsibilities - Land Acquisition: Identify new opportunities for land acquisitions through market research, networking, and relationship building with landowners, brokers, and other stakeholders. - Deal Negotiation: Negotiate terms and conditions with landowners and other parties to secure favorable deals for land purchases, joint ventures, or redevelopment projects. - Transaction Closure: Manage the end-to-end process of land acquisition, including due diligence, legal documentation, and closing transactions in compliance with regulatory requirements. - Market Analysis: Conduct market research to identify high-potential locations for residential, commercial, or mixed-use projects in Thane and surrounding areas. - Relationship Management: Build and maintain strong relationships with government authorities, real estate agents, legal consultants, and other key stakeholders to facilitate smooth acquisition processes. - Project Feasibility: Collaborate with internal teams (finance, legal, and project management) to assess the feasibility of land acquisition deals and ensure alignment with company goals. - Regulatory Compliance: Ensure all land acquisition activities adhere to local laws, zoning regulations, and environmental guidelines. - Reporting: Prepare and present detailed reports on acquisition progress, market trends, and deal pipelines to senior management. Qualifications and Skills - Education: Bachelor's degree - Experience: Minimum of 3-10 years of experience in real estate business development, land acquisition, or a related field, preferably in the Thane or Mumbai Metropolitan Region (MMR). - Skills: - Strong negotiation and deal-closing skills. - In-depth knowledge of real estate markets, land valuation, and acquisition processes. - Excellent networking and relationship-building abilities. - Familiarity with legal and regulatory aspects of land acquisition in Maharashtra. - Analytical mindset with the ability to assess project feasibility and market potential. - Strong communication and presentation skills. - Proficiency in MS Office and real estate software/tools. - Attributes: Proactive, self-motivated, and able to work under pressure to meet deadlines.
