Job Title: Property Sales Representative (2-4 Years Experience)

Job Overview:
As an experienced Property Sales Representative with 2-4 years of industry experience, you will manage the sale and leasing of residential and commercial properties. Your role will focus on client relationship management, property marketing, negotiating deals, and closing sales. You will be expected to demonstrate a strong understanding of the real estate market, industry trends, and effective sales techniques to exceed performance targets and provide exceptional service to clients.

Key Responsibilities:

- Client Relationship Management:

- Cultivate and maintain strong relationships with buyers, sellers, and investors.
- Provide tailored advice on property market trends, investment opportunities, and pricing strategies.
- Act as a trusted advisor, guiding clients through the sales process with professionalism and expertise.
- Property Listings and Marketing:

- Generate new property listings through prospecting, networking, and referrals.
- Assist in developing and executing marketing strategies for property listings to maximize exposure.
- Ensure property descriptions are clear, compelling, and include key selling points.
- Coordinate high-quality property viewings, including virtual tours and open houses.
- Sales Process and Negotiation:

- Manage the entire sales cycle from initial inquiry to closing.
- Assess buyer needs and preferences to match them with suitable properties.
- Lead negotiations between buyers and sellers, ensuring mutually beneficial terms.
- Draft and review contracts, facilitating clear communication between all parties involved.
- Market Knowledge & Analysis:

- Conduct comparative market analyses (CMA) to set competitive property prices.
- Stay informed about local market trends, zoning laws, and developments.
- Advise clients on market conditions, price adjustments, and investment potential.
- Transaction Management:

- Ensure all documentation and legal paperwork is completed accurately and promptly.
- Work closely with mortgage brokers, lawyers, and other professionals to ensure smooth transactions.
- Support clients through the closing process, providing guidance on financial and legal requirements.
- Team Collaboration & Business Development:

- Collaborate with senior team members to share market insights and successful sales strategies.
- Contribute to business development activities by networking and attending industry events.
- Build a personal brand and actively promote listings across multiple channels, including social media and real estate portals.

Skills & Qualifications:

- 2-4 years of experience in real estate sales or a related field.
- Proven track record of successfully closing property sales.
- Strong knowledge of the local property market and industry trends.
- Excellent communication, negotiation, and interpersonal skills.
- Ability to work autonomously while contributing to team goals.
- Strong organizational and time management skills.
- Proficiency in real estate software, CRM systems, and Microsoft Office Suite.
- Real Estate License (may be required depending on location).

Preferred Qualifications:

- Experience in both residential and commercial property sales.
- Familiarity with real estate marketing tools and online listing platforms.
- Multi-lingual skills (depending on the client base).
- Experience with high-net-worth clients or luxury property sales is a plus.

Work Environment:

- Primarily office-based with frequent property viewings and client meetings.
- Flexibility to work evenings and weekends as needed for client appointments and property showings.
- Occasional travel within the region or local market area.

Compensation:

- CTC (Cost to Company): Rs. 4,80,000 - Rs. 5,40,000 per year, depending on experience and performance.
- As part of this position, the company will cover all reasonable travel expenses
- Compensation structure may include base salary, commissions, and performance-based incentives.
- Having a vehicle is an advantage

Key Performance Indicators (KPIs):

- Number of successful sales transactions per quarter.
- Revenue generated from sales and leasing.
- Client satisfaction and retention rates.
- Lead generation and conversion rates.
- Marketing and property visibility effectiveness.

Pay: ₹40,000.00 - ₹45,000.00 per month
