Property and Asset Management
What this job involves
Ensure preparation of all invoices towards tenants (CAM, Utilities & Other)
Ensure all billings are processed in a timely manner.
Generate report (Monthly delinquency, Project summaries
Initiate late payment calls & implement late payment fees wherever applicable.
Maintain record of all Invoices.
Update MIS and Inventory Management.
Establishes and administers estimated/actual monthly expenses.
Prepare year and expense reconciliation reports and monitors, tenants’ collections/credits.
Perform and/or monitor collections (CAM) and coordinates default proceedings.
Prepares all financial reports and reviews with General Manager.
Assists in annual budget preparation and year end recoveries.
Monitors contracts agreements issues, AMC Management.
(Critical dates, Schedule charges, Security, etc.)
Processes and tracks all capital payments (Leasing commissions, Tenants improvements, building improvements, etc.), ensuring compliance with client required payment directives.
Processes monthly bills, Raising of POs and tracking payments.
In addition to the above-mentioned responsibilities and job functions, any other assignments given by the management, within purview of the contracts.
Look after the purchase of items required for facilities and plan proper indent after obtaining quotations.
Raise monthly demands for Indents.
Monthly MMR Data preparations.
Support Administrative functions.

You will be working on RGA Tech Park located at Bangalore
**Reporting**:
You will be working with our operations team and reporting to the General Manager / Technical Manager.

Being Analytical and Meticulous
Your role will involve coordination with various teams. You will be paying attention to detail and have excellent problem-solving skills. You will be using logic to trouble shoot problems; and assign and monitor maintenance projects. You should have a good knowledge of the working procedures.
**Qualifications**:
A bachelor’s degree of degree/ Finance & Account management with 03-05 yrs.
Ability to train, assigns, organize, prioritize, motivate, supervise and evaluate the work of assigned employees and contractors.
Ability to use logical and creative thought processes to develop solutions for short term and long-term building systems needs
Ability to perform a wide variety of duties and responsibilities with accuracy and speed under the pressure of time-sensitive deadlines and emergency situations.
Must be able to communicate in English writing and speaking and other languages are advantages.
Good personality and charming is important to be the Block Manager in the way to represent him on behalf of the management.
Should be confident enough to make decision independently.
