Title: Commercial Real Estate Acquisition Specialist
Position Summary: The CRE Acquisition Specialist is responsible for identifying and securing commercial real estate opportunities to accelerate Jupiter Texas’s growth.  The job entails identifying purchase opportunities that meet the company’s standards, performing high-level due diligence to determine appropriate purchase price, and submitting Letters of Intent (LOI) to sellers and their agents on behalf of Jupiter Texas.  The role reports directly to one of the co-founders of the company.
Pay:  Competitive base salary upto INR 80,000 plus lucrative commission upto 100% of base salary based on meeting revenue goals. Your success is in your hands.
Job Timing : 6pm-3am IST
Essential Job Functions:
Perform searches of commercial real estate marketplaces to identify properties that meet the company's standards
Review listing offering memorandum (Property Brochure) to gain an understanding of the property - its tenants, its financial performance, its physical condition, etc
Communicate articulately with listing agents to gain a better understanding of the property
Draft and submit LOIs for properties deemed to meet Jupiter Texas’s standards, including calculation of the offer price to ensure financial feasibility of the deal
Track status of properties reviewed, LOIs submitted, and communication with listing agents in a manner that leadership has visibility into the status of each
Keep the direct leader informed of project priorities and any issues that may require his attention.
Maintain a pipeline of properties to allow the company to close one deal a week
Job Requirements:
Minimum of 3 years experience working in commercial real estate
Ability to confidently communicate with listing agents through email and phone
Ability to adapt to changes in company focus and goals as needed
Ability to maintain process discipline to ensure pipeline growth knowing offer acceptance rate is typically 1 in 200 and the average purchase cycle is 60-75 days
Qualifications: Bachelor's degree with minimum 5 years of corporate experience , preferably from reputed companies
