Country Manager – Real Estate & Workplace (Offices & R&D Campuses)Location: BangaloreReports to: Asia Pacific Regional Manager, Global Real EstateJob Summary: The India Country Manager – Real Estate & Workplace is responsible for overseeing real estate and facilities operations across a defined cluster of office and R&D sites. The role delivers localized leadership for real estate execution, site operations, and workplace experience while serving as a key connection point between internal business stakeholders, outsourced service providers, and the global real estate team. In addition to ensuring day-to-day operational excellence, the role contributes to global real estate initiatives in sustainability, workplace analytics, and Prop Tech enablement.Key ResponsibilitiesReal Estate & Workplace OperationsOversee daily site operations, ensuring safety, compliance, and engaging employee experienceManage performance of outsourced facilities providers via a centrally coordinated FM modelSupport real estate transactions, site fit-outs, space changes, and occupancy planning Stakeholder & Change ManagementServe as the primary contact for local business leaders and end usersLead regional implementation of global workplace strategies and initiativesPromote adoption of global standards and support business continuity planningSustainability & ComplianceChampion sustainability efforts at the site level, including energy, water, and waste reductionEnsure compliance with internal ESG goals and environmental, health, and safety regulations Workplace Analytics & Prop Tech EnablementMaintain accurate reporting on occupancy, service metrics, and operating costsProvide regional insights to global workplace dashboards and analytics toolsSupport the deployment and adoption of smart workplace and building technologies Project & Vendor OversightAssist in delivering workplace and facility projects (e.g., renovations, relocations)Monitor vendor performance against SLAs, safety, quality, and compliance requirementsFinancial ManagementManage operational expenses in line with established budget, support forecasting/planningSupport capital projects including development of SOW’s, financial planning and stakeholder engagement from project conception through completionQualifications & Experience Required (Core) Qualifications:Bachelor’s degree in Real Estate, Facilities Management, Engineering, or a related field10+ years’ experience in real estate and/or facilities management within office and/or R&D environmentsDemonstrated experience managing outsourced FM service providersProven ability to build relationships and influence stakeholders in a matrixed, cross-functional settingStrong communication, organizational, and problem-solving skillsProficient in Excel, Power Point, and real estate/FM systems Fluent in English (written and verbal)Willingness to travel within India (~20%) and collaborate globally across time zonesPreferred (Desirable) Qualifications:Experience with space planning, lease support, or workplace transformationFamiliarity with technical or R&D campus environmentsExposure to sustainability programs, smart building systems, or Prop Tech toolsUnderstanding of global real estate operations and cross-cultural collaborationExperience with workplace analytics platforms
