Role Overview: The Assistant Manager Facility Management will support the day-to-day operations and maintenance of residential facilities at Hero Homes, Haridwar. The role involves ensuring high service standards, managing vendors, handling resident issues, and complying with statutory requirements.

Key Responsibilities:

1. Facility Operations & Maintenance:

  • Assist in managing daily operations of all technical and soft services.
  • Ensure upkeep and maintenance of electrical systems, plumbing, DG sets, elevators, firefighting systems, HVAC, WTP/STP, etc.
  • Monitor preventive and breakdown maintenance schedules.

2. Vendor & Manpower Management:

  • Supervise and coordinate with vendors for housekeeping, security, landscaping, and technical services.
  • Ensure vendor compliance with service-level agreements (SLAs) and safety protocols.
  • Assist in vendor performance review and cost optimization.

3. Resident Coordination & Complaint Handling:

  • Act as the first point of contact for residents for all facility-related complaints.
  • Track and resolve complaints through the helpdesk or CRM system in a timely manner.
  • Conduct periodic walkthroughs and inspections with residents/RWA representatives.

4. Compliance & Documentation:

  • Ensure compliance with fire safety, lift inspection, pollution norms, and other legal/statutory requirements.
  • Maintain accurate logs and documentation for audits and inspections.
  • Assist in organizing mock drills and safety training programs.

5. Inventory & Asset Management:

  • Maintain inventory of consumables, spare parts, and tools.
  • Keep records of AMC contracts, warranties, and asset registers.

Experience:

  • 5–10 years in facility or property management, preferably in residential complexes or with a reputed real estate developer/FM company.
  • Knowledge of safety, legal, and statutory compliance in residential projects.
