Assistant General Manager/Deputy General Manager - Commercial Sales & Leasing (15-20 yrs)Role Overview: The AGM / DGM - Commercial Sales will lead the SBU of commercial sales and leasing operations for premier commercial properties, focusing on driving revenue through strategic sales and leasing of office and retail spaces. The role demands expertise in commercial sales, leasing processes, negotiation, and finalization of commercial agreements, ensuring compliance with legal standards and alignment with business objectives. Reporting to:- General Manager Sales Key Responsibilities: Sales and Leasing Strategy:- Develop and implement strategic sales and leasing plans to achieve occupancy and revenue targets for commercial properties. - Conduct in-depth market research and competitive analysis to inform pricing strategies and property positioning. - Develop compelling value propositions for potential clients, including corporations, high-net-worth individuals (HNIs), and institutional investors.Business Development and Client Relations:- Cultivate and maintain strong relationships with corporate clients, tenants, and institutional property consultants (IPCs) to generate leads and secure business. - Manage the sales pipeline from lead generation to deal closure, ensuring a seamless client journey. - Conduct property viewings and client presentations, effectively communicating the benefits of the available commercial spaces.- Leasing and Agreement Expertise:- Oversee all commercial leasing activities, including drafting, reviewing, and finalizing lease agreements and rental contracts. - Collaborate with legal counsel to ensure all agreements comply with legal and regulatory standards. - Expertly negotiate terms and conditions with clients, ensuring they align with company objectives and budgetary constraints. - Manage the entire documentation process for sales and leasing transactions, ensuring accuracy and legal adherence.- Team Leadership and Management:- Lead, mentor, and motivate the sales and leasing team to drive performance and achieve sales and occupancy goals. - Conduct performance reviews, provide training, and offer guidance to improve overall team effectiveness. - Ensure timely and accurate reporting on business development activities, sales projections, and market trends.- Operational and Financial Oversight:- Monitor commercial property performance, tracking occupancy rates, rental income, and tenant retention. - Coordinate with property management and maintenance teams to ensure tenant needs are addressed promptly and effectively. - Ensure the timely collection of payments and follow up on outstanding dues from customers.- Cross-functional coordination:- Liaise with departments:- Collaborate with other internal departments such as marketing, legal, finance, and CRM to ensure seamless operations and swift resolution of client concerns. - Manage reporting:- Ensure timely and accurate reporting on business development activities and provide sales forecasts to senior management.- Qualifications and Experience: - Bachelor's or postgraduate degree in Business Administration, Marketing, Finance, or a related field. An MBA is often preferred. - A minimum of 10-15 years of proven experience in commercial real estate sales and leasing. - In-depth knowledge of the commercial real estate market, including current trends, pricing, and zoning regulations. - Strong understanding of real estate contracts, sales deeds, and lease agreements, with a meticulous eye for detail. - A proven track record of achieving and exceeding sales and leasing targets. - Existing network of corporate clients, brokers, and industry contacts in the relevant region is a strong asset.-Skills and Competencies: Negotiation Skills:- Exceptional ability to negotiate complex deals and achieve favourable outcomes. Communication Skills:- Outstanding verbal and written communication skills for client pitches, presentations, and correspondence. Interpersonal Skills:- Ability to build and nurture long-term relationships with clients and channel partners. Analytical Skills:- Strong ability to analyse market data, financial reports, and competitor trends. Leadership Skills:- Proven experience in managing and motivating a high-performing sales team.
