Responsibilities:


  • Maintain US property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
  • Pay EB Bills and Property tax on time.
  • Establish US rental rates and calculate overhead costs, taxes, depreciation, and profit.
  • Advertise vacancies to attract tenants, obtain referrals from current tenants, and explain the advantages of location and services.
  • Negotiate leases, secure contracts from tenants, and collect security deposits.
  • Collect rent, prepare an annual budget, schedule expenditures, and correct variances.
  • Maintain properties by investigating and resolving tenant complaints, enforcing occupancy rules, inspecting vacant units and completing repairs, planning renovations, and contracting with landscaping and snow removal services.
  • Secure property by contracting with the security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
  • Enforce occupancy policies and procedures by confronting violators.
  • Prepare financial reports by collecting, analyzing, and summarizing data and trends.
  • Reach organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value.
