Key Responsibilities:
Contract Management & Negotiation:
- Lead and manage the pre-contract stage for all real estate development projects, including the preparation, review, and negotiation of contracts.
- Collaborate with legal, commercial, and project teams to ensure all contracts are aligned with company objectives and regulatory requirements.
- Oversee the preparation of detailed tenders, requests for proposals (RFPs), and bid documents.
- Negotiate contract terms with external vendors, contractors, suppliers, and service providers to secure the most favorable terms.
Stakeholder Coordination:
- Liaise with internal teams, including project management, legal, procurement, and finance, to ensure alignment on project scope, budget, and timelines.
- Build and maintain relationships with external stakeholders, including consultants, contractors, and legal advisors.
- Provide strategic advice to senior management on pre-contractual matters and risks.
Risk & Compliance Management:
- Identify and mitigate risks associated with pre-contract activities, ensuring compliance with legal, regulatory, and industry standards.
- Ensure that all contracts are aligned with company policies, local regulations, and risk management guidelines.
- Work closely with the legal team to ensure that all agreements are legally sound and protect the company's interests.
Process Improvement:
- Continuously assess and improve the pre-contract management process to increase efficiency, reduce costs, and mitigate risks.
- Implement best practices for contract management and pre-contract procedures.
- Lead and mentor a team of pre-contract managers, ensuring they have the tools and knowledge to perform their roles effectively.
Reporting & Documentation:
- Provide regular updates and reports to senior management on the progress of pre-contract activities.
- Ensure all pre-contract documentation is accurately maintained, archived, and accessible.
Qualifications:
- Minimum 15+ years of experience in pre-contracts or contract management, with at least 10 years in a senior or managerial role in the real estate or construction industry.
- Proven experience in negotiating and managing large-scale real estate contracts and projects.
- Experience in handling complex legal, commercial, and financial negotiations in the real estate sector.
Skills:
- In-depth knowledge of real estate laws, regulations, and contract structures.
- Strong negotiation and communication skills, with the ability to engage and influence stakeholders at all levels.
- Excellent project management skills, with the ability to manage multiple contracts and stakeholders simultaneously.
- Strong understanding of risk management principles and ability to identify potential risks in contracts.
- Proficient in contract management software and MS Office Suite.
