Job Summary:

 

The Deputy Manager/Manager - Land Acquisition will be responsible for overseeing all land acquisition activities to support Datta Power Infra Private Limited's expansion and project development initiatives. This includes identifying suitable land parcels, negotiating with landowners, and working closely with legal and government authorities to ensure compliance with regulatory requirements. The role requires strategic planning, strong communication skills, and the ability to build relationships with stakeholders to achieve seamless acquisition processes.


Key Responsibilities:

·            Land Identification & Evaluation:

-  Conduct thorough assessments to identify and evaluate potential land parcels that align with the company's project and expansion requirements.

-  Conduct feasibility studies and market analysis to ensure land suitability and alignment with project objectives.

·            Negotiation & Purchase Agreements:

-  Lead negotiations with landowners and stakeholders to secure favorable terms for acquisition.

-  Prepare and review purchase agreements, sale deeds, and other legal documents related to land transactions, ensuring compliance with all legal requirements.

·            Liaison & Coordination:

-  Coordinate with government authorities, local regulatory bodies, and legal teams to obtain required approvals and clearances.

-  Build and maintain relationships with government officials, consultants, and legal advisors to facilitate smooth acquisition processes.

·            Documentation & Compliance:

-  Ensure all land transactions comply with legal, regulatory, and corporate standards.

-  Oversee documentation for acquired land, including title verification, property records, and due diligence reports.

·            Stakeholder Communication:

-  Act as a point of contact for internal and external stakeholders involved in the acquisition process.

-  Regularly update senior management on project progress, potential risks, and challenges related to land acquisition.

·            Budget & Cost Control:

-   Manage budgets related to land acquisition activities, including negotiation costs, legal fees, and other acquisition-related expenses.

-   Identify cost-saving opportunities while ensuring effective acquisition processes.


Qualifications and Skills:

·            Educational Background:

-  Bachelor’s degree in Real Estate, Urban Planning, Law, Business Administration, or a related field. A Master’s degree or relevant certifications in Land Management or Real Estate will be an advantage.

·            Experience:

-  Minimum of [5-10] years of experience in land acquisition, real estate, or infrastructure development, with a strong track record in handling large-scale land acquisition projects.

·            Technical Skills:

-  Proficiency in real estate laws, land documentation, and title verification processes.

-  Familiarity with government land acquisition policies, zoning regulations, and municipal processes.

·            Soft Skills:

-  Strong negotiation, communication, and interpersonal skills.

-  Ability to manage multiple projects and deadlines, with a keen eye for detail.

-  Problem-solving and critical-thinking skills to handle challenges in complex land acquisition processes.
