About the Role & the Team:

As a member of NETSCOUT’s Real Estate and Facilities team, this position supports our regional office in Bangalore, India and will report to the Director of Real Estate. The successful candidate must operate as a true partner within the local and Global team and have a proven track-record of expertise and a passion for facilities management.

The optimal candidate will be an experienced, vibrant and engaging professional. They should understand the nuance of being approachable, while at the same time consultative – providing direction/recommendations and fostering transparent relationships. The candidate must be able to balance frugality with creativity in offering solutions and approach problem-solving with an emphasis on root cause.

The role will initially be a contract position through our Agency partner with the possibility of transferring to full time employee status for the right candidate.

Responsibilities:

• Maintenance: Planning and coordinating maintenance work, including preventative maintenance and unscheduled repairs to electrical (UPS), plumbing (bathroom and sprinkler systems), lighting, furniture, etc.
• Renovations: Coordinating updates and renovations, and inputting into design stages to identify future maintenance issues
• First point of contact between NetScout and the landlord
• Safety inspections: Conducting routine safety inspections to ensure buildings meet health and safety standards
• Equipment: Replacing existing equipment and installing new equipment and tracking inventory for consumable supplies
• Contractors: Negotiating contracts per standard corporate terms with service providers
• Support services: Overseeing support services such as cleaning, catering, hospitality, security, parking, etc.
• Records: Maintaining records as per company guidelines
• Collaboration: Work closely with IT, Finance, Engineering and other departments to ensure that the building is working according to their needs
• Staff: Supervising facilities staff
• Finance: Managing budgets and accounts and working with finance team to ensure payments are made according to the contracts/POs.
• Environmental: Work with corporate environmental team to find ways to reduce carbon emissions and waste
• working with HR to coordinate safety training

Preferred Qualifications and Skills

• Over 9 years experience working in Commercial Real Estate
• A minimum of 5 years related hands on experience troubleshooting and repairing Access, Camera, HVAC, and other systems (EG: EMERGENCY GENERATORS, FIRE ALARM SYSTEMS ETC)
• Advance experience with building automation systems
• Ability to respond quickly during on or off duty hours to emergency situations, summoning additional assistance as needed.
• Ability to comprehend, analyze and interpret building drawings and complex business documents
• Ability to write technical statements or work and methods of procedures
• Ability to write reports and conduct facilities critical and non-critical building and equipment inspections
• Ability to respond to sensitive issues, complex inquiries or complaints from customers, co-workers, supervisors, and/or management.
• Experience working within a team delivering high user satisfaction results.
• Experience in managing the health and safety aspects of the office space
