We are looking for a skilled and dynamic Associate in the Asset Management field in Mumbai for a leading Industrial real estate development company with a nationwide presence in India.


Education Requirements:
- Bachelor's Degree, preferably accompanied by a postgraduate Management degree

Work Experience Requirements:
Minimum of 7 years of experience

  • Leverage expertise in financial modeling to assess current investments
  • Analyze Investment Rate of Return (IRR), Return on Investment (ROI), and Multiple on Invested Capital (MOIC) for controlled investments
  • Develop and maintain advanced financial models for precise performance prediction
  • Utilize financial metrics to drive strategic decision-making in asset management
  • Identify and evaluate potential issues across project sites in advance
  • Conduct thorough risk assessments to anticipate challenges in project execution
  • Collaborate with site teams to proactively tackle potential issues
  • Create and implement risk mitigation strategies to minimize project interruptions
  • Offer expertise in evaluating the financial feasibility and market appeal of potential lease options and their impact on project returns
  • As the Asset Manager, assume ownership of the asset under your supervision and assess the asset from project, leasing, compliance, and investment returns perspectives
  • Part of the Asset Management team, reporting to the Principal Asset Manager

Asset and Capital Management:
  • Asset Performance Ratio: Measure of asset performance against estimated values

Project Planning and Execution:
  • Project Cost Variance: Comparison of actual project costs to budgeted costs
  • Project Timeline Adherence: Percentage of project milestones met on time

Leasing and Marketing:
  • Lease Occupancy Rate: Percentage of occupied space compared to total available space
  • Lease Renewal Rate: Percentage of lease renewals

Client Acquisition Rate:
- Number of new clients acquired within a set timeframe

Reporting and Analysis:
  • Reporting Accuracy: Precision of reported financial and operational data
  • Reporting Timeliness: Adherence to reporting deadlines
  • Execution Strategy Development and Implementation
  • Execution Strategy Effectiveness: Measurement of execution strategy efficiency based on project commitments and approved KPIs
  • Policy Compliance Rate: Level of adherence to asset management and capital planning strategies, policies, processes, and procedures

Operations Management:
  • Budget Adherence: Variance between actual spending and budgeted amounts
  • Operational Efficiency: Evaluation of operations against industry benchmarks like net operating income, operating expenses, and return on investment

Quality and Safety Management:
  • Safety Compliance Rate: Adherence to established safety standards and protocols
  • Quality Compliance Rate: Adherence to quality standards and benchmarks

Team Management and Development:
  • Team Performance Index: Evaluation of team performance against set objectives
  • Employee Training Completion Rate: Percentage of mandatory training completed by team members
  • Client Retention Rate: Percentage of existing clients retained

Client Engagement:
  • Client Satisfaction Index: Derived from client feedback and surveys
  • Service Delivery Rating: Assessment of service delivery against industry standards or client expectations

Financial Performance:
  • Return on Investment (ROI): Measurement of financial returns against invested capital
  • Net Operating Income Growth: Growth rate of net operating income over a specified period

Lease Negotiation and Structuring:
  • Successful Lease Negotiation Rate: Number of successful lease negotiations completed within a specified period
  • Lease Structuring Efficiency: Evaluation of lease structuring to maximize property value and return on investment

EXPERTISE AND QUALIFICATIONS:
Key Behavioral Capabilities:
  • Experience in leading multisite asset management operations with a Real Estate Fund or Real Estate Company / Developers
  • Proven track record in lease negotiations & structuring, client engagement/business development, enhancing net operating income, with the objective of maximizing property value and ROI
  • Demonstrated success in maximizing occupancy and revenue
  • Overseeing day-to-day property operations and maintenance
  • Outstanding performance in revenue delivery, operational excellence, quality, and margin improvement targets
