ACCOUNTABILITIES

Civil Works:

Should have experience in Hybrid structural system.

Monitor progress of work with respect to Master project schedule

Monitoring the execution of work at site to ensure alignment to the drawings and specification.

Timely reminders to all contractors about the delays in schedule

Ensuring the workability and adherence to standards in the work statement/methodologies submitted by contractors for each item of work and ensuring the alignment to the same at site. Responsible for all site work related documentation for the assigned items of work.

Anticipate and flag imminent bottlenecks. Take steps to avoid delays. Furnish necessary reports of critical activities and super critical activities to client.

Advice contractors in enhancing the resource productivity by implementing various work study techniques.

Monitor procurement of materials, equipment and labour by contractors with respect to the time schedule and advise them suitable measures for improvement.

Administration of all contracts, and assistance in resolution of differences and disputes, if any, arising during the duration of contract.

Assisting QA/QC - in - charge in ensuring all quality parameters are met.

Assisting the safety team in implementing the safety standards at site; provide all support for making job safety analysis.

Escalating to construction lead about all abnormal developments with respect to progress of work, safety, quality, resources etc

Clarifies specification and continuously liaise with accountable Construction Lead internal.

Monitors construction activity, schedule, milestone and adherence to budgets and initiates actions to minimize non-conformance cost.

Provide cost saving solutions and negotiate contractor change orders.

Manages the project s risk management process.

Implementation of systems requirements in the installation and test plans of the Contractor for the detailed planning and construction phase until final takeover is completed.

Ensure project construction & safety management plan are fully implemented.


Finishing Works:

Oversee all finishing activities, including plastering, painting, tiling, flooring, carpentry, and other interior work-related tasks.

Ensure that finishing & interior works are carried out according to approved plans, specifications, and quality standards.

Coordinate with subcontractors and suppliers to ensure timely delivery of materials and services.

Inspect and assess the quality of finished & interior work to ensure it meets project requirements.

Identify and address any defects or non-conformities.

Implement quality control measures to prevent defects and ensure project compliance.

Develop and manage project schedules for finishing & all interior activities.

Monitor progress and identify potential delays or issues.

Implement corrective actions to keep the project on track.

Manage the site, ensuring a safe and efficient working environment.

Coordinate with other project team members and stakeholders.

Ensure compliance with safety regulations and environmental standards.

Monitor and control project costs related to finishing works.

Prepare cost estimates and track expenditures.

Identify cost-saving opportunities.


BACKGROUND AND EXPERIENCE


12+ years for Green Field Projects


Base build projects working with Owner/Developer/PMC. Prior experience in Hospital Industries and setting up the hospitals end to end.


QUALIFICATIONS & SKILLS


Bachelor's degree (BE/BTech) in Civil Engineering from College or University in a technical area of study.

Provides formal supervision to individual employees within single functional or operational area.

Plans and monitors appropriate staffing levels and utilization of labour, including overtime.

Prepares and delivers performance appraisal for staff.

Manage 3rd party project delivery resources/team (Architect, Consultant, PMC and CMC).


Communication:

Strong communication skills.

Strong stakeholder alignment skills.

Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding.

Ability to write routine reports and correspondence.

Ability to respond to common inquiries or complaints from co-workers, and/or supervisor.

Ability to effectively present information to an internal department and/or large groups of employees.



Reasoning Ability:

Ability to solve advanced problems and deal with a variety of options in complex situations.

Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment.

Other:

Excellent knowledge & skills in AutoCAD and MS Office.

Working experience in MS Project, leases, contracts, and construction practices.

Preparing contract documents and PO terms.

Knowledge of Architect/Consultant/PM/CM contracts and agreements

Analysis and approve the contractor and other consultants claim.
