Job Summary:

Responsibilities including but not limited to; Overseeing the project execution, acting as client representative, support on obtaining necessary permits and approvals, liaising between the consultants’ team and the contractors /suppliers, ensuring the project is delivered as per the contract requirements, on time and budget, and ensuring maintenance standards post construction. Monitoring day to day activities on site during and post construction to ensure compliance with HSE standards and QC/QA procedures and supporting the ALP Market Head from a Technical perspective in acquiring and supporting customer accounts.

Your Requirements:

  • Local real estate market and extended experience of planning procedures and local legislation regarding all planning and permitting issues for developments similar to ALP projects
  • Works with national, state and local governments and any other necessary public body to obtain all required planning permits and approvals.
  • Coordinates with and maintains close relationships with the Land team, Design and Construction teams, Suppliers, Authorities, Shareholders and other Stakeholders to ensure that the Project land remains secure and gets all necessary support in a timely manner.
  • Site management of the day to day activities, monitor the submittals logs, CPM schedule, review of shop drawing to insure adherence to quality requirements, time schedule and contract documents.
  • Review and approve the monthly progress payments, and forward to manager for further processing.
  • Supports ALP Market Head and BD team in leasing the facility by being the Technical POC during Client visits, discussions and requirement capturing.
  • Supports the ALP team during the on-boarding phase of new Clients to ensure fulfilment of all Technical requirements and smooth start and continuity of operations
  • Coordinates and completes any new additional and modification works in the facility by the Clients
  • Adjust work hours, priorities, and assignments to ensure efficient operation, based on workload and compliance with the time schedule.
  • Once the ALP site is operational, oversees the Facility Management function and monitors all maintenance contracts in the ALP and ensures that the preventive maintenance works are done in time, meeting the maintenance standards as per the lease terms and to the required quality standards.
  • Manages the Sustainable and Energy saving initiatives taken up by the ALP team and monitors the performances against the set KPIs.

Additional key responsibilities include, but are not limited to:

1. Define the overall project objectives and scope

3. Manage the delivery of the project and submit reports to the Line Manager on the progress of the works

4. Managing the design and project management process by supporting on the below,

5. Review the HSE plan and QC/QA procedure and ensure compliance by contractors and vendors at the site

6. Monitor and enforce safety procedures and compliance by all parties on site.

7. Review contract drawings to avoid discrepancies between different trades.

8. Attend the meetings with the prospective tenants along with ALP Sales team in order to understand Clients’ technical requirements and help them in completing the Technical / BTS questionnaires.

9. Manage the ISO accreditation implementation works with the ALP HSE manager and update the stakeholders.

Requirements

Your Qualifications:

  • Bachelor degree in Civil Engineering or Construction Management.
  • Minimum 6 years of relevant building/warehouses construction projects


Your Proficiencies:

  • Excellent Communication Skills (in English other language is a plus )
  • Experience in real estate development and construction projects in India
  • Knowledge of ALP real estate and project development standards, guidelines and rules.
